Additionally, Landlord agrees to exercise all remedies available to Landlord under the Declaration to cause the Adjacent Land and Common Facilities to be maintained in accordance with First Class Building Standards.
Landlord shall operate the Project in an efficient manner designed to minimize Operating Expenses consistent with maintaining services at a level consistent with First Class Building Standards (defined below).

Notwithstanding anything contained herein to the contrary, Landlord shall not be obligated to replace any Structural Component or Building System to the extent such Structural Component or Building System is repaired in a manner which will cause the Building to continue to be operated in accordance with the First Class Building Standards and Legal Requirements.
