Subject to availability and subject to THE LESSEE seeking prior written permission, THE LESSOR or its nominee(s) / assign(s) / appointed contractor(s) / appointed agency(ies) / third party service provider(s) may allow THE LESSEE to put Facade Signage at such location / space which may be earmarked for the purpose.
The Facade Signage shall conform with the specifications set forth on Exhibit J, provided that the Facade Signage on the West side of the Building may, at Tenant's election, be either Tenant's logo or Tenant's name, as each of those is shown elsewhere on Exhibit J, and subject to the size and other limitations set forth on Exhibit J.
THE LESSEE may terminate Lease, by giving a prior written notice for Notice Period of six months, or by making payment of Monthly Rent, Taxes for Demised Premises, Facade Signage Charges (if any), Maintenance Charges, taxes and any other charges in lieu of Notice Period.
Tenant agrees upon the expiration date or sooner termination of this Lease, upon Landlord's request, to remove the Facade Signage and to repair and restore any damage to the Building and Property at Tenant's expense.
Provided Tenant has not assigned its interest under this Lease (except Permitted Transfers), continues to lease and occupy at least two (2) full floors of the Building and is not in default under this Lease beyond any applicable notice and cure periods, Tenant may also install, at Tenant's expense, the Building facade signage described and depicted on Exhibit J (the "Facade Signage").
