• ASSOCIATION is authorized to perform a Deep Clean on the Property (Exhibit C) at least every 12 months, or as needed, for which OWNER agrees to pay the cost at the rate determined by ASSOCIATION from time- to-time.

Deep Clean shall have the meaning given to such term in paragraph 6.2 of Part 1 of Schedule 6.1 (Committed Obligations);

Deep Clean means to clean and disinfect (using cleaning methods, materials and equipment which are generally accepted for this purpose in the commercial Rental property industry), the Premises, including all ancillary spaces, toilets, staircases, landing and lobby areas forming part of the Premises. The Deep Cleaning shall include, but not be limited to, the cleaning of all windows (inside and outside), walls, ceilings, partitions, doors, floors, carpets, hand rails, WCs and urinals. The Landlord and the Tenant will have an inspection done prior to occupation, so that the conditions of the Premises may be established prior to the occupation thereof by the Tenant.

Deep Clean the Property prior to the first tenancy of the season, and again in mid-season if, in Agent’s opinion, a second such cleaning is necessary, during each year that this Agreement is in effect;

Deep Clean. Means the periodic escalator maintenance procedure required to inspect and replace all worn “components” not easily accessible during the normal scheduled monthly maintenance. This procedure requires the “equipment” to be switched off for an extended duration of time (generally exceeding eight (8) hours) and requires the removal of a substantial number of steps. During this maintenance procedure the escalator(s) shall be thoroughly cleaned and lubricated.
