In such event Lessor, at Lessor's expense, shall repair and remodel the remainder of the Premises so that the remaining Premises can be used effectively by Lessee. If Lessor's portion of the award is not sufficient to repair and remodel, then Lessee shall reimburse Lessor for the cost of such repairs and remodeling to the extent they exceed Lessor's portion of
