Closing Credits. At closing, Buyer shall receive the following credits against the Purchase Price: (a) $400,000 with respect to a two-year rent guarantee on the vacant spaces; and (b) $168,000 with respect to the cost of bringing the vacant spaces to vanilla box condition. If Seller leases a portion of such vacant space prior to closing, the credit under subsection (a) above shall be reduced by the minimum rent required to be paid under such lease during the first two (2) years of the term thereof plus $7.80 per square foot under such lease per annum for two (2) years.

Closing Credits. At Closing, Purchaser shall receive a credit against the Purchase Price of NINETY-SIX THOUSAND, TWO HUNDRED FIFTY AND NO/100 DOLLARS ($96,250.00), such amount equal to the rent credit granted to Walnut Grill Xxxxxxxx, LLC at Settler’s Ridge Shopping Center.
Closing Credits. If Buyer is successful in obtaining the Financing Consents, then at Closing, Buyer shall receive a credit against the Purchase Price in the amount of the existing outstanding principal balance and accrued and unpaid interest of the Existing Loan and in the amount of Seller’s Share, and Seller shall receive a credit for the amount of any escrow balances held by the Lender.

  • Post-Closing Deliveries (a) The Borrower hereby agrees to deliver, or cause to be delivered, to the Administrative Agent, in form and substance reasonably satisfactory to the Administrative Agent, the items described on Schedule 5.15 hereof on or before the dates specified with respect to such items, or such later dates as may be agreed to by, or as may be waived by, the Administrative Agent in its sole discretion.
