Chevrolet on Site "B" including all interior improvements, machinery', equipment, and utilities serving the premises so that the premises may be returned to Lessor in present order, condition, and repair, excepting only ordinary wear and tear, damage by fire, the elements, and casualty. Except as hereinafter set forth, Lessee agrees that it is a condition of this Lease that Lessor shall have no obligation to make repairs or replacements to the premises, and Lessee shall make any and all repairs and replacements to the premises during the term of this Lease or any renewal period thereof. With respect to Site "B", Lessor shall, at its expense, maintain, repair, and replace the bridge and access area, parking lot, lighting and fencing, the areas marked "Common Area", the roof, structure, and exterior of the building, the primary electrical service, sprinkler service, mechanical service, and plumbing service to the premises of Lessee. If Lessor fails to make any such- required repairs or replacements to be made, Lessee may make such repairs or replacements and charge Lessor accordingly as an offset against the rent hereunder.
