In addition to any other requirements of this paragraph 50, the installation of any sign or other advertising material by or for Tenant must comply with all applicable laws, statutes, requirements, rules, ordinances and any C.C. & R.'s or other similar requirements.
Tenant shall not be required to construct or pay the cost of complying with any CC & R's, underwriters requirements or Law requiring construction of improvements in the Premises which are properly capitalized under generally accepted accounting principles, unless (a) such compliance is necessitated solely because of Tenant's particular and specific use of the Premises or (b) such compliance is necessitated because of Alternations made by Tenant.
