Carpark Common Areas and Facilities means such part of the Carpark (excluding (a) Parking Spaces, (b) Visitors' Parking Spaces, (c) the Accessible Parking Spaces; and (d) the Loading and Unloading Spaces) including the Electric Vehicle Charging Facilities, ramps, driveways, all the water pipes, drains and wires and cables and lighting, fire fighting installation and equipment, fresh air fan room(s), smoke outlets, exhaust air fan room(s), fresh air fan room(s), potable and flushing water booster pump room(s) electrical meter room and any other facilities installed for the use and benefit of the Parking Spaces, the Visitors' Parking Spaces, the Accessible Parking Spaces and includes such other areas, apparatus, devices, systems and facilities of and in the Development within the Carpark as are designated by the First Owner as Carpark Common Areas and Facilities but EXCLUDING the Estate Common Areas and Facilities, the Residential Common Areas and Facilities, the Residential Tower Common Areas and Facilities, the Residential Block Common Areas and Facilities and such areas within the Development the exclusive right and privilege to hold, use, occupy and enjoy which belongs to any particular Owner and such facilities within the Development serving only any particular Owner PROVIDED THAT, where appropriate, if (a) any parts of the Development covered by paragraph (a) of the definition ofcommon partsset out in section 2 of the Ordinance and/or (b) any parts specified in Schedule 1 to the Ordinance and included under paragraph (b) of the definition of “common parts” set out in section 2 of the Ordinance, shall also be covered by the provisions hereinbefore provided, such parts shall be deemed to have been included as, and shall form part of, the Carpark Common Areas and Facilities. Such Carpark Common Areas and Facilities (if and where capable of being shown on plans) are shown coloured orange on the plan(s) certified by the Authorized Person and annexed hereto;

More Definitions of Carpark Common Areas and Facilities

Carpark Common Areas and Facilities means those parts of the Carpark which are intended for the common use and benefit of the Carpark as a whole and not just any particular part thereof and which are, subject to the provisions of this Deed, to be used by each Owner, occupier and user of the Parking Spaces, and each user of the Visitors’ Parking Spaces and the Car Parking Spaces for Disabled Persons, in common with all other Owners, occupiers and users of the Parking Spaces and also all other users of the Visitors’ Parking Spaces and the Car Parking Spaces for Disabled Persons. The Carpark Common Areas and Facilities are for the purpose of identification only shown and coloured indigo on the plans nos. DMC-01 and DMC-02 annexed to this Deed, and the accuracy of which is certified by or on behalf of the Authorized Person, which said parts include but not limited to: -
Carpark Common Areas and Facilities means collectively the Carpark Common Areas and Facilities In Phase 1 and those parts to be designated as the carpark common areas and facilities in a Sub- Deed of Phase 2;
Carpark Common Areas and Facilities means those Common Areas and Facilities which are intended for the common use and benefit of all Owners and occupiers of the Parking Spaces and their bona fide guests, visitors and invitees and not for the sole benefit of any particular Owner or group of Owners in accordance with this Deed; and shall include but not limited to:- (a) such of driveways, driveway ramps, drop bars, lift lobby, staircases, fan room, smoke vent ducts, hose reels, sand buckets, lift lobby and staircase; and (b) such of the Common Areas and Facilities as are now or from time to time provided, installed or designated by the Manager or the First Owner (as the case may be) serving the Carpark in accordance with this Deed BUT EXCLUDING those areas parts and facilities forming the Estate Common Areas and Facilities, the Residential Common Areas and Facilities, the Tower Common Areas and Facilities and such areas within the Estate the exclusive right and privilege to hold, use, occupy and enjoy the same belongs to any particular Owner. Such Carpark Common Areas and Facilities (if and where capable of being shown on plans) are shown for identification purpose only coloured orange on the plans certified as to their accuracy by the Authorized Person and annexed hereto;

Related to Carpark Common Areas and Facilities

  • Common Areas and Facilities means collectively the Development Common Areas and Facilities and the Residential Common Areas and Facilities and all those parts and such of the facilities of the Development designated as common areas and facilities in any Sub-Deed;

  • Limited common areas and facilities means those common areas and facilities

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Industrial Center and interior utility raceways within the Premises that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other lessees of the Industrial Center and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, sidewalks, walkways, parkways, driveways and landscaped areas.

The Project Common Areas shall consist of all parking facilities, entrances and exits, driveways, exterior walkways, first-class landscaped and hardscaped areas which are generally consistent with the quality of landscaped and hardscaped areas of Comparable Buildings in existence as of the date of this Lease, open space areas and plazas on the real property comprising the Project. The term "BUILDING COMMON AREAS," as used in this Lease, shall mean the portions of the Common Areas located within any building in the Project not entirely leased by Tenant, which Building Common Areas shall be reasonably designated as such by Landlord. Notwithstanding the foregoing and subject to (i) Landlord's approval, which approval (as indicated in Section 29.4 below) shall not be unreasonably withheld or delayed, (ii) the CC&R's, and (iii) all terms of this Lease regarding Hazardous Materials, Tenant may install or locate such items as benches, patio tables, bike racks, above-ground generators, security cameras and the like (collectively, "MISCELLANEOUS COMMON AREA ITEMS") at Tenant's sole cost in the Common Areas or on the exterior of the Building, as applicable, provided that Tenant removes such items upon the expiration or earlier termination of this Lease and repairs any damage to the Common Areas or the exterior of the Building (as applicable) resulting from such removal. If Tenant fails to remove any Miscellaneous Common Area Item or to repair any damage resulting from such removal upon the expiration or earlier termination of this Lease, Landlord may do so and may charge Landlord's actual cost thereof to Tenant. The manner in which the Common Areas are maintained and operated shall be in accordance with a standard which is not less than that customarily followed in the operation and maintenance of first class mid-rise office buildings located within the University Towne Center (i.e., the area from two (2) blocks to the North of La Jolla Village Drive to two (2) blocks to the South of La Jolla Village Drive between the I-5 and I-805 freeways), Del Mar, Carmel Valley and Torrey Hills geographical areas, provided that Landlord shall manage, maintain and operate the same in a manner consistent with that of Comparable Buildings, and the use thereof shall be subject to such rules and regulations as Landlord reasonably may make from time to time. As used herein, "COMPARABLE BUILDINGS" shall mean the first class mid-rise office buildings (now existing or subsequently constructed) within the projects located within the University Towne Center, Del Mar, Carmel Valley and Torrey Hills geographical areas and having substantially similar characteristics to the Building pertaining to size, age, accessibility, design, quality, amenities and tenancies. Landlord reserves the right to make alterations or additions to, or to change the location of, elements of the Project and the Common Areas, provided that if any such changes might affect Tenant's use of the Premises (in other than an immaterial manner), Landlord obtains Tenant's prior written approval of any such alterations, additions and changes and such alterations, additions and changes do not unreasonably interfere with Tenant's access to the Premises. Except when and where Tenant's right of access is specifically excluded in this Lease, Tenant shall have the right of access to the Building and the parking facilities twenty-four (24) hours per day, seven (7) days per week during the Lease Term. PEREGRINE SYSTEMS CORPORATE CENTER [Peregrine Systems]

  • Parking Facilities means parking lots or other off-street areas for the parking of vehicles, including areas below or above the surface of streets.

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Common Facilities means the facilities under D.G.sets/D.G.rooms, water storage tanks its pumping and supply system, sewerage & drainage systems, electric sub-station/ transformers/electric panels/distribution network, maintenance service rooms, lawns including lighting & services etc., roads, pathways & driveways including street lighting & services etc., guard posts, fire hydrants & fire fighting system etc. and all such facilities and areas for common use and excluded from the computation of Super Area of the Said Premises;

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Project Site(s) means the place(s) specified in the SCC for the supply and installation of the System.

  • Building Systems means any electrical, mechanical, structural, plumbing, heating, ventilating, air conditioning, sprinkler, life safety or security systems serving the Building.

  • Parking Areas means those areas located upon the Property designated by Landlord, from time to time, to be parking areas.

  • Areas means such areas within the DAS Areas that are identified in Annexure A annexed to this Agreement;

  • Parking Facility means a parking area or structure having

  • Outside Areas means all areas within the Property which are located outside the buildings, such as pedestrian walkways, parking areas, landscaped areas, open areas and enclosed trash disposal areas.

  • Building system means plans, specifications and documentation for a system of manufactured factory-built structures or buildings or for a type or a system of building components, including but not limited to: structural, electrical, mechanical, fire protection, or plumbing systems, and including such variations thereof as are specifically permitted by regulation, and which variations are submitted as part of the building system or amendment thereof.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Heritage Building means a Building designated under Part IV of the Ontario Heritage Act, R.S.O. 1990, c. O.18, or any successor legislation, or a Building designated under Part V of the Ontario Heritage Act,R.S.O. 1990, c. O.18, or any successor legislation, which has been identified as a significant heritage resource in a conservation district plan and any Building listed in the Markham Register of Property of Cultural Heritage Value of Interest;

  • Building site means a plot of land held for building purposes, whether any building is actually erected thereupon or not, and includes the open ground or courtyard enclosed by, or adjacent to, any building erected thereupon;

  • Parking Structure means a Building, or any part thereof, principally used for the parking of motor vehicles;
