CAM Fee definition

CAM Fee means all costs and expenses of any kind or nature which are necessary, and are incurred by Owner, for the operation and maintenance of the common areas of the Apartment Community and arising out of the Owner’s obligation to maintain and repair under the Lease or arising under any Governing Documents, or which are reasonably determined by Owner to be appropriate for the best interests of the Apartment Community, including, without limitation: all costs and expenses of operating, maintaining, repairing, replacing, lighting, and cleaning; costs of courtesy patrol; costs of keeping the Apartment Community in compliance with applicable law; costs for landscaping, drainage, and lighting facilities for the common areas; costs and expenses of planting, replanting, replacing flowers and shrubbery and planters; costs for sprinkler maintenance; costs for pest control and trash removal, and all costs of professional management of the Apartment Community. Resident’s share of the CAM Fee shall be determined by the Owner and may, from time-to-time, be modified without notice. Contributions to the CAM Fee from all Residents in the Apartment Community shall not exceed the one hundred percent (100%) of the actual CAM Fee. Resident shall pay CAM Fee as additional rent, in advance, on the first day of each month without deduction or set-off and without notice or demand. All amounts payable by Resident to Owner under this Addendum shall be considered a “lawful charge”, shall be deemed to be Rent and shall be payable and recoverable as Rent. Owner shall have all rights against Resident for default in any such payment as is in the case of arrears of Rent. Resident hereby agrees that the percentage above is fair and equitable. CAM Fee means the fee to be paid by Tenant for Tenant’s Percentage Share (as hereinafter defined) of the Common Area Costs (as hereinafter defined) as outlined in Subparagraph 16.2.

Examples of CAM Fee in a sentence

  • Tenant shall pay the CAM Fee referenced in Section 6.b., for support services that are provided to the Tenant Premises on a single or recurring basis, and may include, but are not limited to utilities (except for heating and air conditioning), fire, building operations and maintenance, and life safety operations and maintenance requirements.

  • Included as Additional Rent are: (i) the Security Services Fee set forth in Section 5(b)(ii) below; and (ii) the CAM Fee set forth in Section 5(b)(vi) below.

  • Hibbett shall reimburse Books its prorata share of costs and expenses in maintaining the Common Areas (the “CAM Fee”) in monthly installments equal to one-twelfth of the actual annual CAM Fee for the previous lease year or, if monthly installments are not required, upon demand in reasonable intervals.

  • If said payments exceed such actual costs and expenses, Tenant shall be entitled to offset the excess against the CAM Fee payment(s) next thereafter to become due Landlord.

  • All provisions of this Initials: /s/ RW Lease, except those pertaining to term shall apply to the month-to-month tenancy, and the monthly rent during any such holdover tenancy shall be increased to one hundred twenty percent (120%) of the Base Rent and CAM Fee owed during the month preceding commencement of the holdover tenancy.

  • Within ninety (90) days after the end of each Lease Year, Landlord shall give Tenant an invoice (the “CAM Invoice”) setting forth in reasonable detail (i) the Common Area Costs for such period, together with supporting invoices, (ii) the actual amount of the CAM Fee for such period and (iii) the monthly installments of the CAM Fee due from Tenant for the following year.

  • A monthly C.A.M Fee of $150.00 and a monthly charge for Sewer and Water of $30.00 for up to six employees, plus an additional $30.00 per month for each additional six employees or portion thereof, will be due to Lessor on the first of the month with the rent.

  • The CAM Fee will be increased or decreased by the Condominium Owners Assembly, based upon yearly operational budget review, and such increase shall be binding to Align.

  • Notwithstanding anything contained herein to the contrary, Minimum Rent as provided in Subparagraph 5.1, Percentage Rent as provided in Subparagraph 5.3 and Tenant’s Percentage Shares of the CAM Fee as described in Subparagraph 16.2 of this Lease, shall not exceed, in the aggregate, the sum of One Hundred Sixty Thousand Eight Hundred Thirty Nine and 00/100 ($160,839.00) in any Lease Year during the Term of this Lease.

  • All provisions of this Lease, except those pertaining to term shall apply to the month-to-month tenancy, and the monthly rent during any such holdover tenancy shall be increased to one hundred twenty percent (120%) of the Base Rent and CAM Fee owed during the month preceding commencement of the holdover tenancy.

Related to CAM Fee

  • Program Fee As defined in the Fee Letter.

  • Rental Fee A fee charged by the Contractor for the rental of a compactor or roll-off container.

  • Expense Fee As to each Mortgage Loan and any Distribution Date, the product of the Expense Fee Rate and its Stated Principal Balance as of that Distribution Date.

  • Utilization Fee shall have the meaning assigned to such term in Section 2.06(b).

  • Management Fee has the meaning given in Section 4.1.
