Building Shell Work definition

Building Shell Work and "Tenant Improvements", as used in this Lease, shall have the meanings set forth in the Original Lease, and the term "Base Building Elements" shall mean the elements in the "Base Building" column of Exhibit "J" to the Original Lease.
Building Shell Work means and consist of only the following work: A four-story concrete steel structure with approximately eighty five percent (85%) of the perimeter containing glass, consisting of the following:
Building Shell Work shall consist of the following work to be performed by Landlord (at Landlord’s sole cost and expense except as otherwise provided for in the Lease and this Work Letter): (A) constructing the Building Shell Improvements, (B) installing the a new Arithane foam roof over the entire Building, (C) causing water, electricity and gas to be available to the Premises and causing cable fiber to be installed by Time Warner at the main point of entry to the Building, (D) placing the Base Building Systems in good operating condition in accordance with Delivery conditions of Section 2 of the Lease, (E) install separate meters/sub-meters for the Common Building Systems required pursuant to the Lease, and (F) cause utilities for the equipment which is part the Building Shell to be operational.

Examples of Building Shell Work in a sentence

  • The Building Shell Work shall be constructed in a good and workmanlike manner.

  • The Plans must conform to the Permit Set, the Base Building Shell Work and the Base Building Plans in all material respects and be limited to the general quality of the design shown therein..

  • During the subcontractor bidding of the Building Shell Work, Landlord and Tenant shall identify and establish unit pricing as may be applicable to the Building Shell Work which may be affected by a Change Order.

  • Landlord and Tenant shall reasonably and promptly cooperate and coordinate efforts in connection with the sharing of information as to the actual cost of the Base Building Shell Work bathroom finishes and as to the timing and cost of such Tenant-selected finishes.

  • Landlord shall repair, or cause to be repaired or replaced, at its sole cost and expense, any defects or damage to the Building Shell Work, Base Building Elements, or Tenant Improvements due to defective materials or workmanship in construction thereof or nonconformance with the plans and specifications approved as provided in Sections 2.1 and 2.2 of the Original Lease.

  • Landlord shall warrant for a period of twelve (12) months after the Substantial Completion Date (or thereafter while Landlord has the benefit of a guarantee or warranty for such work) (“Landlord’s Warranty Period”) that the Tenant Improvement Work and the applicable components of the Base Building Shell Work relating thereto have been constructed in a good and workerlike manner and free of material defects.

  • In connection with the Tenant Improvement Work, Tenant agrees to use BR+A for Tenant’s mechanical, electrical and plumbing engineer to ensure the efficient coordination of the Base Building Shell Work and the Tenant Improvement Work.

  • In addition, Landlord will stub an additional cold water line to the Premises (as part of the Base Building Shell Work) for Tenant’s distribution and use within the Premises for ordinary use for cleaning, toilet, lavatory and drinking purposes for restrooms and facilities therein (which distribution, heating, treatment, etc.

More Definitions of Building Shell Work

Building Shell Work means the following improvements in and about the Premises which shall be supplied, installed, finished and paid for by Landlord: (a) outside walls and core walls in such manner, including finish materials, as befits a first-class office building in the Washington, D.C. metropolitan area;(b) unfinished concrete floors installed throughout the Premises, broom clean;(c) Building Standard ceiling grid system installed throughout exclusive of ceiling tile;(d) Building Standard 277/480 volt and 120/208 volt power supplied to the Building core and the power grid in ceiling;(e) mens' and ladies' restroom facilities with Building Standard finishes located on each floor on which the Premises are located;(f) main heating, ventilating, and air conditioning ducts completed to the perimeter VAV box of each perimeter bay, and standard thermostats, connected in the ceiling at the ratio of one (1) for each such perimeter bay, and for interior one space, one VAV box and standard thermostat for each one thousand (1,000) square feet of interior space;(g) risers and main loop on each floor with sprinkler piping, drops and heads installed as required by applicable governmental and insurance requirements;(h) Building Standard communication speakers and smoke detectors if and to the extent required by applicable governmental and insurance requirements;(i) all exterior walls shall have thermal insulation and all windows shall have double glazing;(j) all floor openings and stairs, stair openings, fire rated drywall enclosures and standard fire rated doors for stairwells and structural engineering required for these items shall have been provided by Landlord; and (k) thin slat venetian blinds hung on all exterior windows.

Related to Building Shell Work

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Landlord Work means the work, if any, that Landlord is obligated to perform in the Premises pursuant to a separate agreement (the “Work Letter”), if any, attached to this Lease as Exhibit C.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Tenant Work All work installed or furnished to the Premises by Tenant in connection with Tenant’s initial occupancy pursuant to Rider 2 and the Workletter.

  • Landlord’s Work means the work of constructing the Tenant Improvements.

  • Building Drain means that part of the lowest horizontal piping of a drainage system which receives the discharge from soil, waste, and other drainage pipes inside the walls of the building and conveys it to the building sewer, beginning five (5) feet (1.5 meters) outside the inner face of the building wall.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Electrical work Concealed and fire resistant wiring of “ISI” Copper Wire, Distribution board with “MCB”. “ISI” mark modular electrical accessories, Landline phone conduit, Cable TV wiring conduit, Separate line for inverter connection, Air-conditioner power point. Painting : Long Lasting and weather resistant acrylic paint to all external walls, All internal walls with white cement based putty finish with OBD. Plumbing & Sanitation : Sanitary ware for toilets, plumbing fixtures, CPVC/UPVC pipe and fitting(ISI make), SWR drainage system. Kitchen: Granite platform, ceramic tiles dado upto 2’ height, Stainless Steel sink in Kitchen, Aquaguard point, Connection for washing machine in wash area.

  • Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, other structures not used as living space, or any other square footage excluded under Government Code Section 65995 as determined by reference to the Building Permit for such Unit.

  • Tenant Improvement Allowance in the maximum amount of $200.00 per rentable square foot in the Premises, which is included in the Base Rent set forth in the Lease; and

  • Building sewer means the extension from the building drain to the public sewer or other place of disposal.

  • Building system means plans, specifications and documentation for a system of manufactured factory-built structures or buildings or for a type or a system of building components, including but not limited to: structural, electrical, mechanical, fire protection, or plumbing systems, and including such variations thereof as are specifically permitted by regulation, and which variations are submitted as part of the building system or amendment thereof.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • tidal work means so much of any work authorised by this Order as is on, under or over tidal waters or tidal lands below the level of high water;

  • Construction Work means any work in connection with

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Building site means a plot of land held for building purposes, whether any building is actually erected thereupon or not, and includes the open ground or courtyard enclosed by, or adjacent to, any building erected thereupon;

  • Building Plans mean the general building plans and specifications in respect of the Development or in respect of any part or parts of the Development prepared by the Authorized Person and approved by the Building Authority and includes any approved amendments thereto;

  • Work Letter means the work letter between Landlord and Tenant regarding the construction of the Tenant Improvements, if any, in the form of Exhibit C.

  • Work space means that portion of the court’s facilities dedicated to each court reporter, including but not limited to actual space in the courtroom and any designated office space.

  • Building, structure, facility, or installation means all of the pollutant-emitting activities which belong to the same industrial grouping, are located on one or more contiguous or adjacent properties, and are under the control of the same person (or persons under common control) except the activities of any vessel. Pollutant-emitting activities shall be considered as part of the same industrial grouping if they belong to the same major group (i.e., which have the same two-digit code) as described in the Standard Industrial Classification Manual, 1972, as amended by the 1977 Supplement (U.S. Government Printing Office stock numbers 4101-0066 and 003-005-00176-0, respectively).

  • Building Systems means any electrical, mechanical, structural, plumbing, heating, ventilating, air conditioning, sprinkler, life safety or security systems serving the Building.
