YIELDING AND PAYING an annual base rent during the Term in the amount of THREE HUNDRED TWENTY-THREE THOUSAND FOUR HUNDRED THIRTY-SEVEN AND 50/100 DOLLARS ($323,437.50) per year ("Annual Base Rent"), payable in equal monthly installments of TWENTY-SIX THOUSAND NINE HUNDRED FIFTY-THREE AND 13/100 DOLLARS ($26,953.13). All such rent shall be payable in advance on the first day of each calendar month during the Term. If the Commencement Date is other than the first day of a calendar month, Annual Base Rent for the first incomplete month, prorated at the rate set forth above, shall be paid on the Commencement Date.

The Landlord hereby acknowledges receipt from the Tenant of the sum of $86,558.38 be applied (i) on account of all rentals, including all additional rent as herein provided, payable by the Tenant, as security for the due performance by the tenant of all the covenants and obligations on its part herein contained, the Landlord hereby reserving unto itself, at his sole discretion, to apply such sum to any damages resulting from default by the Tenant of any of its covenants and obligations hereto under or towards the payment or reduction of any claim of the Landlord against the Tenant. Any and all sums of money or charges required to be paid by the Tenant under this Lease shall be deemed and paid as additional rent, whether or not the same be designated as "additional rent" hereunder, or whether or not the sums be paid to the Landlord or otherwise, and all such sums shall be payable in lawful money of Canada without any deduction, set-off or balances whatsoever. Any additional rent provided for in this Lease, unless otherwise provided hereto, shall become due with the next installment of the monthly rent. If the Tenant shall fail to pay, when the same is due and payable, any rent or additional rent, such unpaid amount shall accrue interest from the due date thereof to the date of payment at the rate of two percent per month.
YIELDING AND PAYING. THEREFOR yearly and every year during the said term hereby granted, to the Landlord, the sum of $24,000 DOLLARS per annum plus G.S.T., payable in equal monthly instalments of $2,000.00 DOLLARS plus G.S.T. each, in advance on the 1st day of each and every month during the term, commencing on the 1st day of June, 1995 and continuing on the 1st day of each and every month for the term until and including the 1st day of May, 1996 and per diem adjustment if necessary for the first and last month of the Term. All such rent shall be payable in advance on the first day of each calendar month during the term hereof commencing on the Rent Commencement Date. If the Rent Commencement Date is other than the first day of a calendar month, base rent for the first incomplete month, prorated at the rate set forth above, shall be paid on the Rent Commencement Date.
