Working Drawings. Working Drawings shall consist of those drawings necessary to describe the size and character of the Project and its design, construction, materials, finishes, fixtures, civil, structure, mechanical systems and electrical systems and other related work. The Working Drawings must include, where applicable, at least the following: (a) Civil Engineering documents to consist of grading, storm drainage, erosion control, paving, fencing, Site sanitary system, and Site water system; (b) Architectural floor plans, exterior elevations, interior elevations, building sections, wall sections, reflected ceiling plans, interior and exterior details, door and finish schedules, and roof plans. All Architectural Floor Plans shall be at not less than 1/8" = 1' 0" scale, must be fully coordinated with all other disciplines and all required equipment, and must show all required partitions, partition types, doors and door numbers, windows, room names and numbers, dimensions and any other required notes and information for complete floor plans; (c) Detailing and dimensions that comprehensively describe the design of the building and Site development in a consistent and coordinated manner; (d) Wall sections and interior elevations at scales appropriate to illustrate with sufficient detail and clarity the intended work and thereby facilitate its construction; (e) Reflected ceiling plans at the same scale as the respective floor plans. All reflected ceiling plans must be fully coordinated with all the engineering disciplines and must show all required ceiling lights, diffusers, access panels, returns, fans, smoke detectors and any other required devices on the ceiling. The architectural reflected ceiling plan takes precedence over all the other engineering plans in regards to fixture and device locations. Sprinkler head requirements shall be per NFPA requirements and coordinated with the reflected ceiling plan; (f) Structural construction drawings and specifications for any structural steel and cast-in-place concrete work, as well as for foundation reinforcing steel and any other structural elements. Working Drawings. (a) Working drawings (the "Working Drawings") for the Tenant Improvements shall comprise the final architectural, mechanical and electrical plans and specifications approved by Landlord and Tenant, which shall be the basis for performance of all work in the Premises herein contemplated. Except as described below, the Working Drawings shall consist of those drawings necessary to describe the size and character of the Project and its design, construction, materials, finishes, fixtures, civil, structure, mechanical systems and electrical systems and other related work. The Working Drawings must include, where applicable, at least the following:
(a) Civil Engineering documents to consist of grading, storm drainage, erosion control, paving, fencing, Site sanitary system, and Site water system;
(b) Architectural floor plans, exterior elevations, interior elevations, building sections, wall sections, reflected ceiling plans, interior and exterior details, door and finish schedules, and roof plans. All Architectural Floor Plans shall be at not less than 1/8" = 1' 0scale and will include architectural and engineering drawings and specifications as well as notes necessary for pricing, permits and construction and calculations of quantities of items. Working Drawings will include but not be limited to the following, if applicable:
(i) partition plan at 1/8" scale, must be fully coordinated with ;
(ii) reflected ceiling and lighting plan;
(iii) electrical and telephone outlet plan;
(iv) mechanical and plumbing plan;
(v) finish and color schedule;
(vi) door and hardware schedule including jamb details at 1-1/2" scale for doors and/or jambs if required; and
(vii) all other disciplines architectural and engineering detail drawings and specifications reasonably necessary to accomplish the work including detailed representation and/or elevations of all required equipmentspecial conditions at 1-1/2" scale.
(b) Promptly after the execution and delivery of the Lease, Landlord's architect and must show all required partitionsengineer shall commence preparation of the Working Drawings, partition typeswhich shall be based on the Space Plan. Landlord's contractor, doors PCW Construction, Inc. ("Landlord's Contractor"), shall deliver the Working Drawings to Tenant for written approval promptly after any pricing relating to Excess Improvements in the Space Plan have been determined. Within seventy-two (72) hours after Tenant's receipt of the Working Drawings, Tenant shall notify Landlord in writing whether (i) Tenant desires any changes in the Working Drawings and door numbers(ii) Tenant's approval or conditional approval of the Working Drawings. If Tenant has requested pricing for Excess Improvements, windows, room names Tenant shall also notify Landlord in writing that the pricing therefor is acceptable and numbers, dimensions that Tenant acknowledges its obligation to pay for the Excess Improvements as a Tenant Cost and any other required notes and information for complete floor plans;Tenant will deposit the cost therefor with Landlord.
(c) Detailing and dimensions that comprehensively describe If Tenant fails to approve or disapprove the design Working Drawings or the cost of the building and Site development in a consistent and coordinated manner;
Excess Improvements, if any, within seventy-two (d72) Wall sections and interior elevations at scales appropriate to illustrate with sufficient detail and clarity the intended work and thereby facilitate its construction;
(e) Reflected ceiling plans at the same scale as the respective floor plans. All reflected ceiling plans must be fully coordinated with all the engineering disciplines and must show all required ceiling lightshours, diffusers, access panels, returns, fans, smoke detectors and any other required devices on the ceiling. The architectural reflected ceiling plan takes precedence over all the other engineering plans in regards to fixture and device locations. Sprinkler head requirements shall be per NFPA requirements and coordinated with the reflected ceiling plan;
(f) Structural construction drawings and specifications for any structural steel and cast-in-place concrete work, as well as for foundation reinforcing steel and any other structural elements. Landlord's deadline for Substantial Completion (jas hereinafter defined) Any specialty products, materials pursuant to the Schedule of Responsibilities attached hereto as Exhibit B-2 and supplies specified made a part hereof by this reference shall be extended by the Design Professional must number of days or hours from the time specified in the Schedule of Responsibilities for Tenant's approval of the Working Drawings and/or the Tenant Costs until the pricing is finally acceptable to Tenant, and such number of days or hours shall be reasonably availablea Tenant Delay (as hereinafter defined) and (ii) any redesign costs that may be incurred as a result of changes requested by Tenant in the Working Drawings outside of the scope of the Space Plan shall be a Tenant Cost. Upon Tenant's approval of the Working Drawings and, if there are any Tenant Costs, upon Tenant's payment of any deposits with Landlord, Landlord's Contractor shall commence construction of the Tenant Improvements.
