Common use of Total Condemnation Clause in Contracts

Total Condemnation. If all of the Premises is condemned by eminent domain, inversely condemned or sold under threat of condemnation for any public or quasi-public use or purpose ("Condemned"), this Lease shall terminate as of the earlier of the date the condemning authority takes title to or possession of the Premises, and Rent shall be adjusted to the date of termination.

Total Condemnation. If all of the Premises is condemned by eminent domain, inversely condemned or sold under threat of condemnation for any public or quasi-public use or purpose ("“Condemned"”), this Lease shall terminate as of the earlier of the date the condemning authority takes title to or possession of the Premises, and Rent shall be adjusted to the date of termination.

Total Condemnation. If all of the Premises is condemned by eminent domain, inversely condemned or sold under threat in lieu of condemnation for any public or quasi-public use or purpose ("Condemned"), this Lease shall terminate as of the earlier date of the date the condemning authority takes title to or possession of the Premises, vesting in such proceeding and Rent shall be adjusted to the date of termination.

Tenant shall immediately notify Landlord of any such occurrence.

If all the entire Premises or a portion of the Premises which renders the balance unusable by Tenant for the Tenant’s Permitted Use is condemned taken by eminent domain, inversely condemned or sold under threat is transferred to a condemning authority by sale in lieu of condemnation or in any other manner for any public or quasi-public use or purpose ("Condemned"collectively “Condemnation”), then this Lease shall will terminate as of the earlier of on the date the condemning authority takes that title to or possession of the Premises, and Rent shall be adjusted to the date of terminationPremises is taken by the condemning, authority, whichever is earlier.
