Termination upon Lessee Default. Lessor shall have the right to terminate this Lease, by written notice to ▇▇▇▇▇▇, upon the occurrence of any of the following events: A. If Lessee defaults in fulfilling any obligation or term of this Lease and fails to correct such default or commence substantial correction of such default within thirty (30) days after written notice from Lessor; or B. If ▇▇▇▇▇▇ is deemed insolvent, makes an assignment in bankruptcy, or fails to secure dismissal of an involuntary bankruptcy petition within a reasonable time.
