TENANT TO INDEMNIFY. SECTION 15.01. Tenant will pay and discharge, and indemnify, defend and save harmless Landlord against and from costs, charges and expenses, including reasonable attorneys' fee, which may be imposed upon or incurred by or asserted against Landlord and/or against the Property by reason of any of the following occurring during the term of this Lease, except as and to the extent (i) the same may arise from the negligence of Landlord or (ii) the same relate to the express responsibilities of Landlord hereunder:

TENANT TO INDEMNIFY. 13) The Tenant agrees to indemnify and hold harmless the Landlord from any liability for damages to any person or property in, on or about said leased premises from any cause whatsoever; and Tenant will procure and keep in effect during the term hereof public liability and property damage insurance for the benefit of the Landlord in the sum of $100,000.00 for damages resulting to one person and $500,000.00 for damages resulting from one casualty, and $1,000,000.00 property damage insurance resulting from any one occurrence. Tenant shall deliver said policies to the Landlord and upon Tenant's failure so to do the Landlord may at his option obtain such insurance and the cost thereof shall be paid as additional rent due and payable upon the next ensuing rent day. Tenant shall be solely responsible for insuring it's improvements and contents of or in the premises.
TENANT TO INDEMNIFY. (14) The Tenant agrees to indemnify and hold harmless the Landlord from any liability for damages to any person or property in, on or about said leased premises from any cause whatsoever; and Tenant will procure and keep in effect during the term hereof public liability and property damages insurance for the benefit of the Landlord in the sum of 100,000 for damages resulting to one person and 500,000 for damages resulting from one casualty, and 500,000 property damage insurance resulting from any one occurrence. Tenant shall deliver said policies to the Landlord and upon Tenant's failure so to do the Landlord may at his option obtain such insurance and the cost thereof shall be paid as additional rent due and payable upon the next ensuing rent day.
TENANT TO INDEMNIFY. The Tenant will indemnify and save harmless the Landlord of and from all liability, fines, suits, claims, damages (including lost profits, consequential damages, interests, penalties, fines or monetary sanctions, and all legal and expert fees related thereto), losses, costs and expenses incurred or suffered by the Landlord by reason of or resulting from or in connection with, or arising in any manner whatsoever out of, or demands and actions of any kind or nature to which Landlord shall or may become liable for or suffer by reason of, liabilities caused by the negligence of the Tenant or its officers, agents, servants, employees and contractors, and such obligation to indemnify shall survive any termination of this Lease, anything contained herein to the contrary notwithstanding.

Subject to the provisions of Paragraph 16 hereof, Tenant shall deliver said policies to the Landlord and upon Tenant's failure to obtain insurance as required in this Paragraph the Landlord may at its option obtain such insurance and the cost thereof shall be paid as additional rent due and payable upon the next ensuing rent day.
TENANT TO INDEMNIFY. Tenant shall hold Lessor harmless from and indemnify Lessor against any and all liability, damage, loss and expense arising or resulting from the acts or omission of or caused by Tenant or Tenant's employees, servants, agents, guests, assigns, subtenants, visitors or licensees in, upon or about the demised premises, the Building or the adjacent areas, including all common areas or arising out of or related to the use and occupancy of the demised premises or the business or activity conducted with respect thereto, including injuries to person and property.

TENANT TO INDEMNIFY. (A) Tenant shall and will indemnify and save harmless Landlord from and against any and all liability, claims, demands, damages, expenses, fees, fines, penalties, suits, proceedings, actions and causes of action of every kind and nature suffered or incurred as a result of any breach by Tenant, its agents, servants, employees, visitors or licensees of any covenant or condition of this Lease, or as a result of Tenant's use or occupancy of the Premises, or the carelessness, negligence or improper conduct of Tenant, its agents, servants, employees, visitors or licensees; provided, however, that it is understood and agreed that the obligations of Tenant hereunder shall not extend to the negligence or willful misconduct of Landlord, its agents or representatives.
TENANT TO INDEMNIFY. The Tenant agrees to indemnify and hold harmless the Landlord from any liability for damages to any person or property in, on or about said Premises in connection with (i) Tenant's, its employees or invitee's use or occupancy of the Premises and (ii) breach of Tenant's covenant's contained herein. Notwithstanding anything herein to the contrary, Landlord shall still remain liable to the Tenant for its negligence or breach of this Lease as well as the negligence of its agents, employees, and or representatives.

Tenant shall deliver said policies to the Landlord and upon Tenant's failure so to do the Landlord may at his option obtain such insurance and the cost thereof shall be paid as additional rent due and payable upon the next ensuing rent day.
