Common use of Tenant Improvements Defined Clause in Contracts

Tenant Improvements Defined. As used herein, “Tenant Improvements” shall mean all improvements to the Second Expansion Premises of a fixed and permanent nature including, without limitation, those improvements shown on the TI Construction Drawings, as defined in Section 2(c) below. Other than Landlord’s Work (as defined in Section 3(a)) below, Landlord shall not have any obligation whatsoever with respect to the finishing of the Second Expansion Premises for Tenant’s use and occupancy.

As used herein, “"Tenant Improvements” " shall mean all improvements to the Second Third Expansion Premises (and to any other portion of the Third Expansion Premises reflected in the Space Plans, as approved by Landlord) of a fixed and permanent nature including, without limitation, those improvements as shown on the TI Construction Drawings, as defined in Section 2(c) below. Other than Landlord’s Work funding the TI Allowance (as defined in Section 3(a)below) belowas provided herein, Landlord shall not have any obligation whatsoever with respect to the finishing of the Second Third Expansion Premises for Tenant’s 's use and occupancy.
