Student’s Obligations. 1.1 To pay the Rent to the College in advance on or before the Payment Dates 1.2 To check the Accommodation and contents and report any problems to the College’s Housekeeper within 7 days of the start of the Tenancy Period 1.3 To keep the Accommodation, the Accommodation Contents and (jointly with other students) the College Contents and the Common Parts in a clean and tidy condition and not to damage them 1.4 At the end of each term and of the Tenancy Period to leave the Accommodation in a clean and tidy condition and clear of all rubbish and personal belongings and to return to the College the keys to the Accommodation 1.5 To allow the College, at reasonable times and after giving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance or repair. No notice will be given in an emergency, for routine cleaning according to the schedule published by the Housekeeper, or where the need for repair (or any other matter affecting the suitability of the Accommodation for habitation) was reported by the Student; but otherwise the College will aim to give reasonable prior notice for planned maintenance work and 24 hours prior notice for other purposes 1.6 To comply with all applicable legislation to avoid the Student’s actions or negligence having an adverse effect on the College or The University of Oxford or on the owners or occupiers of nearby property 1.7 To comply with The University of Oxford’s Regulations and with the College’s Handbook and Regulations previously made available to the Student 1.8 To report to the College as directed in the College Handbook and Regulations any damage or want of repair at the College or failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it 1.9 To pay to the College all costs reasonably incurred in enforcing the Student’s obligations in this tenancy agreement or arising from a breach of them, including an administration/interest charge of £1 for each day payment of Rent is overdue 1.10 Where damage or loss occurs at the College and it is not possible for the College (acting reasonably) to ascertain who is at fault, to pay a fair and reasonable proportion of the cost of repairing the damage or reinstating the loss. The Student shall not be required to contribute to loss or damage which in the College’s reasonable opinion has been caused by an intruder provided that the Student has complied with his/her obligations in this tenancy agreement relating to College security 1.11 Promptly to send to the College a copy of any communication the Student receives which is likely to affect the College or the Accommodation 1.12 Not to alter, add to or do anything which may cause damage to the electrical installation or equipment in the College or which may be a fire risk or in any other way put the health and safety or security of others or the College’s or other people’s property at risk. Any portable electrical appliance must comply with the College’s electrical regulations as outlined in the Student Handbook. The Student must within 3 days of request either provide a safety certificate for, or remove from the Accommodation, any appliance which in the College ’s reasonable opinion, is unsafe otherwise the College may remove it without further notice to the Student, charge any storage costs to the Student, and return it to the Student at the end of the Tenancy Period 1.13 If the Accommodation is on the ground or first floor, not to leave the Accommodation unoccupied without first closing and locking the window. Not at any time to leave the Accommodation unoccupied without locking the door. Not to leave the Navapan Gate or any other College entrance gate/door open or unlocked and not to divulge any gate/door code to anyone who is not a member of ▇▇▇▇▇▇ Manchester College 1.14 To comply with the University of Oxford’s published environmental policy and in particular (a) to take reasonable steps to avoid wasting water and fuel (eg by turning off lights and electrical equipment when not in use) and (b) participate in any compulsory waste recycling schemes operated by the College or by others 1.15 Not to put anything harmful, or which is likely to cause blockage, in any pipes or drains 1.16 Not to remove from, affix to, change, damage or attempt to repair the structure or decorative finish of any part of the College or the Contents 1.17 Not to bring additional furniture into the College without the Housekeeper’s prior written consent; nor to bring into the College any electrical appliances other than those permitted by the College (see Student handbook section 11.h) 1.18 Not to use the Accommodation for any other purpose other than as a study bedroom 1.19 Not to share the Accommodation or sub-let it or transfer occupancy to any person. Occasional overnight visitors are allowed on the conditions set out in the College’s Student Handbook and Regulations 1.20 Not to smoke anywhere on College premises (including in the grounds) and to ensure that guests comply with this regulation 1.21 Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to others 1.22 Not to add to or change the telephone services to the Accommodation without the College’s prior written consent and not to add to or change the information technology services installation or supply in the Accommodation 1.23 Not to bring into the College any animal unless it is an aid for a person with a disability. The Student is requested to notify the College in advance if an assistance animal is needed at College, as adjustments may need to be made to accommodate it. Students will be responsible for the proper care and control of assistance animals and any damage or nuisance which an animal causes 1.24 Not to keep any vehicle or vehicle parts in any part of College other than (a) registered bicycles in the designated cycle bays; or (b) mobility assistance vehicles and not to ride or drive any vehicle in College unless it is a mobility assistance vehicle. Users of mobility assistance vehicles are requested to contact the College in advance as the College may need to make reasonable adjustments to accommodate it (without imposing any obligation on the College if the vehicle cannot reasonably be accommodated) 1.25 Not to cause any obstruction of the Common Parts 1.26 Where the Student becomes aware of damage to the College caused by an intruder, to report the incident to the College’s Bursary Office as soon as reasonably practicable, and in any event within 24 hours

Student’s Obligations. 1.1 Each Student’s obligations are as follows: 1.1. To pay to the University their proportion of the Rent for the Period of Residence. 1.2. To pay interest at the rate of 3% per annum above the Bank of England's base rate on any Rent lawfully due that is paid more than 14 days after the date on which it became due. The interest shall be payable from the date the Rent should have been paid until the date the Rent is actually paid. 1.3. Subject to clause 3.7 the Students may pay the Rent in instalments on the Instalment Dates as prescribed in their respective online student finance accounts, details of which have been provided to each of them prior to the College in advance on or before the Payment Datesdate of this Contract 1.2 1.4. To check the Accommodation and contents inventory and report any problems discrepancy to the College’s Housekeeper University within 7 days of the start of the Tenancy PeriodPeriod of Residence 1.3 1.5. To keep the Accommodation, the Accommodation Contents and (jointly with other students) the College Contents and the Common Parts Contents in a clean and tidy condition and not to damage themdirty or untidy the Common Parts 1.4 1.6. No repair (no notice will be given being necessary in an emergency, for routine cleaning according to the schedule published by the Housekeeper, emergency or where the need for repair (or any other matter affecting the suitability of the Accommodation for habitation) was reported by the Student; but otherwise the College will aim to give reasonable prior notice for planned maintenance work and 24 hours prior notice for other purposesStudents) 1.6 1.8. Any portable electrical appliance must comply with or invalidate the College’s electrical regulations as outlined in the Student Handbook. Not to put anything harmful, harmful or which is likely to cause blockage, blockage in any pipes or drains 1.16 1.15. Not to use the Accommodation for any other purpose other than as a private residence for students pursuing a course of study bedroomprovided by the University 1.19 1.17. Not to bring additional furniture (including but not limited to chairs, tables, rugs etc) in to the Accommodation without the prior written consent of the University 1.18. Not to share the Accommodation with any person who is not named in this Agreement, or sub-let it it, or transfer occupancy to any person. Occasional Not to exceed the Maximum Occupancy, except that occasional overnight visitors are allowed allowed, on the conditions set out in the College’s Student Handbook and RegulationsOnline Residences Handbook 1.20 Not to smoke anywhere on College premises (including in the grounds) and to ensure that guests comply with this regulation 1.21 1.19. Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to othersthe University or any neighbouring properties or occupants and each of the Students must have due regard for the privacy, safety and well-being of the others sharing the Accommodation and to the occupiers of neighbouring properties. 1.22 1.20. Not to add to or change the physical telephone services to installations or other affixed cabling at the Accommodation without the College’s University's prior written consent and not to add to or change the physical information technology services installation or supply in the Accommodation. For the avoidance of doubt, it shall be the responsibility of the Students at the start of or during the Period of Residence to pay any reconnection charges if they wish to have a telephone line at the Accommodation and the service has been discontinued at the request or default of a prior occupier 1.23 1.21. Not to bring into the College Accommodation any animal unless it is an aid for a person with a disabilitydisabled person 1.22. The Student is requested to notify the College in advance if an assistance animal is needed at College, as adjustments may need to be made to accommodate it. Students will be responsible for the proper care and control of assistance animals and any damage or nuisance which an animal causes 1.24 Not to keep park any vehicle at or vehicle parts near the Accommodation in any part of College such a way so as to cause a nuisance to the University, other than (a) registered bicycles in the designated cycle bays; occupiers or (b) mobility assistance vehicles and not to ride or drive any vehicle in College unless it is a mobility assistance vehicleneighbouring properties 1.23. Users of mobility assistance vehicles are requested to contact the College in advance as the College may need to make reasonable adjustments to accommodate it (without imposing any obligation on the College if the vehicle cannot reasonably be accommodated) 1.25 Not to cause any obstruction of the Common Parts 1.26 Where the Student becomes aware of damage 1.24. To pay to the College caused by an intruder, to report the incident local authority (or to the College’s Bursary Office University if the University has paid) any Council Tax which is imposed on the Accommodation as soon as reasonably practicable, a result of any of the Students ceasing to be entitled to Council Tax exemption 1.25. To promptly pay all invoices for utilities and in any event within 24 hoursother goods and services supplied to the Accommodation during the Period of Residence (except those which the University is liable to pay for under this Contract)

The student must not use drawing pins, nails, screws or blue tac, sellotape, or similar on the walls or alter or in any way interfere with the construction or arrangement of the room or any part of the building. 1.4 At the end of each term and of the Tenancy Period to leave the Accommodation as it was when first occupied (in a clean and tidy condition and clear of all rubbish and personal belongings belongings) and to return to the College the keys keys/passes/entry cards to the AccommodationAccommodation Officer at/before 12 noon on the day of departure. The College will charge for the removal of excessive rubbish, bed linen, boxes, electronic equipment etc. You may also be charged for non routine cleaning. 1.5 The Student must take reasonable care to prevent damage or soiling to the room, to its contents and to the building and must pay to the College within twenty-eight days of the date of a written demand from the College (such demand being properly served if delivered to the Student personally, or to the room, or posted to the Student’s last known address) for any damage believed by the College to have been caused by the Student or by the Student’s guests. 1.6 The Student must pay to the College immediately on demand the cost of washing or cleaning or replacement if necessary of curtains or floor coverings in the room, which shall have been soiled during the occupation of the room by the Student. 1.7 To allow the College, at reasonable times and after giving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance or repair. No notice will be given in an emergency, for routine cleaning according to on the schedule published by the Housekeeperdesignated days, or where the need for repair (or any other matter affecting the suitability of the Accommodation for habitation) was reported by the Student; , but otherwise the College will aim to give reasonable prior notice of 7 days for planned maintenance work and 24 hours prior notice for other purposes. 1.6 1. 7a The student also agrees to ensure the room is safe for College employees to enter. This includes making sure floor areas are clear from hazards such as electric cables, shoes and clothing. 1.8 To comply with all applicable legislation to avoid the Student’s actions or negligence having an adverse effect on the College or The University of Oxford or on the owners or occupiers of nearby property. 1.7 1.9 To comply with The University of Oxford’s Regulations and with the College’s Handbook and Regulations previously made available to the StudentStudent and available on ▇▇▇.▇▇▇.▇▇.▇▇.▇▇ 1.8 1.10 To report to the College as directed in the College Handbook and Regulations (▇▇▇.▇▇▇.▇▇.▇▇.▇▇) any damage or want of repair at the College or failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it. 1.9 1.11 To report to the College, as soon as reasonably practical, any loss or theft of keys/fob. The student is liable for the cost of the replacement key(s)/fob. If keys are stolen the locks of your accommodation may need to be changed in which case you will be charged for both the replacement of the locks and the replacement keys. 1.12 To pay to the College all costs reasonably incurred in enforcing the Student’s obligations in this tenancy agreement or arising from a breach of them, them (including an administration/interest charge of £1 for each day payment of Rent is overdue2%). 1.10 Where 1.13 When the students cause damage or loss occurs at the College and it is not possible for the College (acting reasonably) to ascertain who is at fault, to pay a fair and reasonable proportion of the cost of repairing the damage or reinstating the lossloss including a £20 administration fee per student. The Student shall not be required to contribute to loss or damage which in the College’s reasonable opinion has been caused by an intruder provided that the Student has complied with his/her obligations in this tenancy agreement relating to College security 1.11 1.14 Promptly to send to the College a copy of any communication the Student receives which is likely to affect the College or the Accommodation 1.12 1.15 The Student agrees to comply immediately with any requirement served in writing by the College in connection with Health & Safety regulations, including the safe use of electrical equipment, the College reserves the right to confiscate dangerous equipment without prior notice. The Student agrees not to interfere with any fire-detection or fire fighting equipment within the residence, nor to do anything, which would prejudice the validity of relevant fire insurance policies. Fire Doors must not be propped open. The Student agrees not to compromise the safety or welfare of other residents. Disciplinary action of automatic referral to the ▇▇▇▇, and/or fines will be taken if fire alarms or fire fighting equipment (including fire doors) is mis-used. 1.16 All Students must take extra care when using hairdryers and any aerosol cans near the smoke detectors. 1.17 All Students should not leave cooking unattended, especially toast, which is very susceptible to setting the fire alarm off. 1.18 The Student agrees not to smoke in any part of any College or University building. Disciplinary action will be taken if the Student is found to have broken this obligation. Oxford University has a NO SMOKING policy in ALL University buildings which has been in place since 1 March 2006. The NO SMOKING LAW of April 2008 also applies in all College buildings. If you are caught smoking you will automatically be referred to the ▇▇▇▇ and fined. 1.19 The Student must not use or keep/store candles, ▇▇▇▇ sticks, flammable items or any similar such item in the room or any part of the building. 1.20 The Student agrees not to use in the building any heating, lighting (including fairy lights) or cooking appliance which ▇▇▇▇▇ paraffin or other liquid fuel, or use any heating or cooking appliance in the room other than one provided by the college. Students must not leave cookers unattended. 1.21 Not to alter, add to or do anything which may cause damage to the electrical installation or equipment in the College or which may be a fire risk or in any other way put the health and safety or security of others or the College’s or other people’s property or the College’s insurance policy with St ▇▇▇▇ Travelers at risk. Any portable electrical appliance must comply with the College’s electrical regulations as outlined in the Student HandbookElectrical Regulations. The Student must within 3 days of request either provide a safety certificate for, or remove from the Accommodation, any appliance which in the College College’s reasonable opinion, is unsafe otherwise the College may remove it without further notice to the Student, charge any storage costs to the Student, and return it to the Student at the end of the Tenancy Period. 1.13 1. 21a The Student agrees not to use any extension plug with more than 4 plug sockets or to run an extension lead off of an extension lead. 1.22 The Student agrees not to remove any of the furniture from the room or take down the curtains in the room or any other part of the building. 1.23 The Student agrees to keep all of their belongings in their room (except for food and kitchen equipment) and not leave any items in the corridors or bathrooms (excluding toiletries), for example: shoes, clothes, bags as these present a hazard. 1.24 The Student agrees not to affix to the room or building any radio or television aerial or satellite. 1.25 If the Accommodation is on the ground or first floor, not to leave the Accommodation unoccupied without first closing and locking the window. Not window and not at any time to leave the Accommodation unoccupied without locking the door. Not to leave the Navapan Gate or any other College entrance gate/door open or unlocked and not to divulge any gate/door code to anyone who is not a member main gates unclosed after hours. 1.26 To comply with The University of Oxford’s environmental policy (▇▇▇.▇▇▇▇▇▇ Manchester College 1.14 To comply with the University of Oxford’s published environmental policy .▇▇.▇▇.▇▇/▇▇▇▇▇▇▇/ environment/statemento.shtml) and in particular (a) to take reasonable steps to avoid wasting water and fuel (eg e.g. by turning off lights and electrical equipment when not in use) or water and (b) participate in any compulsory waste recycling schemes operated by the College or by others. 1.15 1.27 Not to put anything harmful, or which is likely to cause blockage, in any pipes or drains. 1.16 1.28 Not to remove from, affix to, change, damage or attempt to repair the structure or decorative finish of any part of the College or the Contents. 1.17 1.29 Not to alter the lock of the door of the room, or fit any other lock or device which could prevent staff or agents of the College from obtaining access to the room. 1.30 Not to bring additional furniture (including items such as fridges and cookers) into the College [without the HousekeeperAssistant Bursar’s prior written consent; nor ]. Televisions are permitted subject to bring into the College any electrical appliances other than those permitted by the College (see Colleges Electrical Regulations. The Student handbook section 11.h)is responsible for obtaining a TV licence for their own television set. 1.18 1.31 Not to use the Accommodation for any other purpose other than as a study bedroom. 1.19 1.32 Must not sleep in any communal room of the College 1.33 The Student agrees not to cause or permit washing to be hung on radiators/heaters in windows, or on the balconies or on the outside of the room (or any place other than on the communal clothes line provided for the purpose – ▇ ▇▇▇▇▇▇▇▇ ▇▇▇▇ only), or on the clothes airers provided. 1.34 Not to share the Accommodation or sub-let it or transfer occupancy to any person. Occasional overnight Overnight visitors are allowed allowed, in guest rooms, on the conditions set out in the College’s Student Handbook Information and Regulations. 1.20 Not 1.35 The Student may have one overnight guest, for up to smoke anywhere 3 consecutive nights on an infrequent basis. The Student agrees to accept responsibility for the actions and behaviour of guests. The College reserves the right to require any non-resident to leave. Unaccompanied visitors to College will not be admitted. The guests name must be submitted to the Accommodation and Premises Officer or Caretaker for those living at the Annexe. The Student must be present at all times when a guest is on College premises (including in the grounds) and to ensure that guests comply with this regulationproperty 1.21 1.36 Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to others. 1.22 1.37 Not to play, use or allow to be played or used any musical instrument, radio, TV or electronic device for the reproduction of sound or noise so as to be audible outside the room between 11pm and 9am nor at any other time so as to breach point 1.28. Residents should be mindful of the proximity of neighbours. 1.38 Not to add to or change the telephone services to the Accommodation without the College’s prior written consent and not to add to or change the information technology services installation or supply in the Accommodation. 1.23 1.39 Not to carry on any profession, trade or business on the premises 1.40 Not to bring into the College any animal unless it is an aid for a person with a disability. The Student is requested to notify the College in advance if an assistance animal is needed at College, as adjustments may need to be made to accommodate it. Students will be responsible for the proper care and control of assistance animals and any damage or nuisance which an animal causes. 1.24 1.41 Not to keep any vehicle or vehicle parts in any part of any College building other than (a) registered bicycles in the designated cycle baysbays (cycles must not be kept in accommodation) or chained to railings outside the front doors of the houses (where they can hinder access); or (b) mobility assistance vehicles and not to ride or drive any vehicle in College unless it is a mobility assistance vehicle. Users of mobility assistance vehicles are requested to contact the College in advance as the College may need to make reasonable adjustments to accommodate it (without imposing any obligation on the College if the vehicle cannot reasonably be accommodated). 1.25 1.42 Not to cause any obstruction of the Common Parts. 1.26 1.43 Where the Student becomes aware of damage to the College caused by an intruder, to report the incident to the College’s Bursary Office ▇▇▇▇▇▇’▇ Lodge immediately or as soon as reasonably practicable. 1.44 If the College has to remove items from your room, you will be charged for their removal, labelling and storage and will be expected to collect them within 21 days, unless agreed otherwise. This will override the Torts Act of 1977. This will also apply for when you leave the property at the end of the Tenancy period. 1.45 Failure to meet any of these obligations (1.1 – 1.43) may result in any event within 24 hoursreferrals to the ▇▇▇▇ and/or fines. 1.46 If the College suspects a breach of the Tenancy Agreement, staff will inspect a room at a reasonable time without notice. The College will also check the standards of the cleaners work on occasion without notice.

No notice will be given in an emergency, for routine cleaning according to on the schedule published by the Housekeeperdesignated days, or where the need for repair (or any other matter affecting the suitability of the Accommodation for habitation) was reported by the Student; , but otherwise the College will aim to give reasonable 5 days prior notice for planned maintenance work and 24 hours prior notice for other purposespurposes where this is practicable 1.6 1.8. To comply with all applicable legislation to avoid the Student’s actions or negligence having an adverse effect on the College or The University of Oxford or on the owners or occupiers of nearby property 1.7 1.9. To report to the College as directed in the College Student Handbook and Regulations any damage or want of repair at the College or failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it 1.9 1.11. Occasional overnight visitors are not allowed in student rooms but may be accommodated in College guest rooms on the conditions set out in the College's Information and Regulations. 1.20 Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to others. 1.21 Not to keep any vehicle or vehicle parts in any part of College other than (a) registered bicycles in the designated cycle bays; or (b) mobility assistance vehicles vehicle,s and not to ride or drive any vehicle in College unless it is a mobility assistance vehicle. Users of mobility assistance vehicles are requested to contact the College in advance as the College may need to make reasonable adjustments to accommodate it (without imposing any obligation on the College if the vehicle cannot reasonably be accommodated). 1.25 Not to cause any obstruction 1.22 At the end of the Common Parts 1.26 Where Licence Periods to leave the Student becomes aware Accommodation in a clean and tidy condition, clear of damage all rubbish and personal belongings and to return keys/passes/entry cards to the College caused Lodge. If at the end of the Licence the room needs cleaning beyond what is normal the College will charge the cost of such cleaning, whether by College staff or by independent contractors, along with an intruderadministration charge, to report the incident Student. 1.23 To send promptly to the College’s Bursary Office as soon as College a copy of any communication the Student receives which is likely to affect the College or the Accommodation. 1.24 To comply with all applicable legislation to avoid the Student's actions or negligence having an adverse effect on the College or The University of Oxford or on the owners or occupiers of nearby property. 1.25 To comply with The University of Oxford's Regulations and with the College Regulations contained in the College By-Laws and the Graduate and/or Undergraduate Handbook. 1.26 To pay to the College all costs reasonably practicable, and incurred in any event within 24 hoursenforcing the Student's obligations in this Licence agreement or arising from a breach of them.

The Student is requested to notify the College in advance if an assistance animal is needed at College, as adjustments may need to be made to accommodate it. Students will be responsible for the proper care and control of assistance animals and any damage or nuisance which an animal causes 1.24 . Occasional Not to exceed the Maximum Occupancy, except that occasional overnight visitors are allowed allowed, on the conditions set out in the College’s Student Handbook and RegulationsOnline Residences Handbook 1.20 Not to smoke anywhere on College premises (including in the grounds) and to ensure that guests comply with this regulation 1.21 1.18 Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to othersthe University or any neighbouring properties or occupants and each of the Students must have due regard for the privacy, safety and well-being of the others sharing the Accommodation and to the occupiers of neighbouring properties. 1.22 1.19 Not to add to or change the physical telephone services to installations or other affixed cabling at the Accommodation without the College’s University's prior written consent and not to add to or change the physical information technology services installation or supply in the Accommodation. For the avoidance of doubt, it shall be the responsibility of the students at the start of or during the Period of Residence to pay any reconnection charges if they wish to have a telephone line at the Accommodation and the service has been discontinued at the request or default of a prior occupier 1.23 1.20 Not to bring into the College Accommodation any animal unless it is an aid for a person with a disability.
