A Sole Agency clause designates a single agent as the exclusive representative for selling or letting a property during a specified period. Under this arrangement, the property owner agrees not to appoint other agents, but retains the right to find a buyer or tenant themselves without owing commission to the agent. Sole Agency. You will be liable to pay remuneration to us, in addition to anyother costs or charges agreed, if at any time unconditional contractsfor the letting of the property are exchanged— - with a tenant introduced by us during the period of our sole agency or with whom we had negotiations about the property during thatperiod; or - with a tenant introduced by another agent during that period. A tenant deemed to be introduced to the property by us where that party through our activity learns directly or indirectly about the opportunity to let the property. This includes but is not limited to persons learning about the property through another person (other than an agent) or a marketing medium promoting the property, such as, newspaper advertising, internet advertising, leaflets or otherwise.
Sole Agency. 4.13.1 Where we have agreed to act as your sole agent this will be for a period of 8 weeks from the date of our agreement. This will mean that you will not instruct another agent to let the Property during this period.
4.13.2 Coopers will be appointed by the Landlord as sole agent to remarket the property during the last 2 months of the Tenancy Agreement for the purpose of re-letting the Property.
Sole Agency. If we are appointed as sole agents, this means that you have appointed us as the only agent for the Property.
Sole Agency. Where the Agents act on the Seller’s behalf as sole agents, the Seller will be liable to pay remuneration to the Agents, in addition to any other costs or charges agreed, if at any time unconditional contracts for sale of the property are exchanged with a Buyer introduced by the Agents during the period of their sole agency or with whom the Agents had negotiations about the property during that period, or, with a Buyer introduced by another agent during that period. Either party can terminate a sole agency at any time by giving 5 days notice, which should be confirmed in writing.
Sole Agency. I agree to refer all inquiries from prospective tenants or their agents to the Broker. The Broker agrees to use his or her best efforts to lease the property to such prospects.
Sole Agency. The Client will be liable to pay remuneration to BF in addition to any other costs all charges agreed, if at any time unconditional contracts for the sale of the Property are exchanged:

The agency commences on [“Commencement Date”] and continues until midnight on ; or, if no end date is provided, 90 days from the Commencement Date. 5.2 The Vendor shall pay 1% VAT to Heaven Estate Agent LTD the sole agency commission (being the sole agency percentage specified in Heaven Estate Agency Agreement, of the total sale price of the property, or such other percentage or sum as may be agreed and confirmed in writing by Heaven ) if contracts for the sale of the property are exchanged (whether during the period of the sole agency agreement or at any time thereafter) with a buyer who was first introduced to the purchase, during the period of the sole agency by Heaven Estate agent LTD or another agency within 6 months of the date instruction ended. If no other agent is involved this time limit extends to 2 years.
Sole Agency. If You agree to instruct us on a sole agency basis this will be for six weeks initially. Our fee will be payable if we are successful in introducing a Tenant to the Property. The fee will also be payable if a Tenancy is secured to a Tenant introduced by another party (during the time of our sole agency). You should note that this may involve you paying commission to two agents if you instruct another agent to find an occupier for your Property during the period that we are instructed on a sole agency basis.
