Smoke Alarms. Requests for additional installation, inspection, or repair of smoke alarms must be in writing. Resident must not disconnect or intentionally damage a smoke alarm or remove the battery without immediately replacing it with a working battery and Resident may be subject to civil penalties and liability for damages and attorney fees under §92.2611 of the Texas Property Code. Resident hereby waives the inspection and repair requirements set forth in §92.258 of the Texas Property Code.
Smoke Alarms. The Landlord acknowledges that, where smoke alarms are installed at a property, the Landlord shall be responsible for ensuring that they are fully functional and fitted with new batteries before a tenant moves into the property.

Older properties apart from an House in Multiple Occupation (“HMO”) do not need to conform to the above building regulations; Smoke and Carbon Monoxide Alarm (England) Regulations 2015: specify the Landlord must install one battery operated smoke detector on each floor of a property unless there is a mains wired alarm system where there is living accommodation including a mezzanine or bathroom). The alarm must be tested at the start of each new Tenancy. If Cheffins let the Property, the test will be carried out on a Landlord’s behalf at the start of the Tenancy but not on renewal if the Property if the Property is not managed. Cheffins can arrange the installation of smoke detectors subject to an administration fee. A property cannot be let without smoke alarms being installed;
Smoke Alarms. The smoke alarms installed at the property do not meet the current compliance requirements under the legislation. Therefore, Xxxxxxxx’s must be cognisant of this when submitting a Tender. The successful Tenderer acknowledges and accepts it will be its sole responsibility to ensure compliant smoke alarms are installed in the property.
