Services to Premises. Landlord will provide in the Premises: .1 HVAC as required for the use and occupancy of the Premises during Normal Business Hours, .2 janitor services, including window washing, as reasonably required to keep the Premises clean provided that Tenant will leave the Premises in a reasonably tidy condition at the end of each business day, .3 electric power for normal lighting and small business office equipment (but not equipment using amounts of power disproportionate to that used by other tenants in the Building), .4 replacement of Building standard fluorescent tubes, light bulbs and ballasts as required from time to time as a result of normal usage, and .5 maintenance, repair, and replacement as set out in section 8.4.
