Routine Maintenance and Repairs. During the Lease Term, Tenant, at its own cost and expense, shall be responsible for all routine maintenance and repair of the Leased Premises, including without limitation such regular preventative maintenance and incidental repairs as are necessary to keep the Leased Premises in good order, operating condition, and repair. If provided pursuant to the Establishing IGA, the Tenant shall utilize and pay for the facilities support services to be provided by the City of Loveland to the Loveland Fire Rescue Authority under the Establishing IGA ("Facilities Support Services") in effecting such routine maintenance and repairs of the Leased Premises pursuant to this Section 1, to the extent such routine maintenance and repairs are included within the scope of the Facilities Support Services.

Routine Maintenance and Repairs. City will maintain and make necessary repairs to the Safety Elements described by paragraph 5 herein and the Manayunk Bridge Trail surface. With respect to the Manayunk Bridge Trail surface, routine maintenance and repairs consist of patching concrete and/or asphalt surfaces. All costs associated with the services enumerated in this section will be paid by the City. Notwithstanding the above, Township will maintain and make necessary repairs to all other items comprising the Trail Improvements. Nothing herein obviates the Township’s responsibility to perform Township’s obligations under the Cynwyd Lease and as otherwise described herein.
Routine Maintenance and Repairs. Lessee shall be solely responsible for all routine maintenance of the Premises and shall keep the Premises in good condition and repair. Routine maintenance and repairs include all tasks necessary to ensure the upkeep, and preserve the longevity of, the interior and exterior of the Building and its systems including, without limitation, boiler maintenance, painting, plumbing repairs, landscape maintenance, sidewalk cleaning and snow and ice removal, pool maintenance (such as changing filters and ensuring property chlorine levels), duct cleaning, changing oil in the air compressor, and ensuring adequate winterization.
Routine Maintenance and Repairs. Routine Maintenance and Repairs work will not be billed to the Authority. Routine Maintenance and Repairs work at the Libraries costing less than $20,000 will be billed to the City’s lLibrary maintenance MYOP, designated for Routine Mmaintenance and Rrepairs of the Libraries. If a specific Rroutine Mmaintenance and or rRepair project costs $20,000 or more, it will be considered a “Major Repair” and the City will not charge the MYOP and the project will be billed to the City’s Department of Public Works Facility Reinvestment CIP. The $20,000 threshold comes from Sacramento City Council resolution 2018-0235, which defines “Mmajor Rrepairs ” as follows: “Repairs, maintenance, improvements, or acquisitions with a total cost of at least $20,000 and a useful life that exceeds one fiscal year.” If the Sacramento City Council changes this dollar amount, then the new dollar amount will be used for purposes of this paragraph. Exhibit B attached hereto lists the services available from the City.
Routine Maintenance and Repairs. Subject to the availability of sufficient funds therefor and to the limitations of the Approved Budget, Manager shall maintain the Hotel in good repair and condition and in conformity with the Operational Standards, the Hotel Lease, and applicable laws and regulations, and shall make or cause to be made such routine maintenance, repairs and minor alterations, the cost of which can be expensed under generally accepted accounting principles, as Manager, from time to time, deems necessary for such purposes. The cost of such routine maintenance, repairs and alterations shall be paid from Total Sales and shall be treated as an Operating Cost; to the extent that Hotel revenues are insufficient therefor, Owner shall, upon Manager's request, provide sufficient funds to pay for such costs when due. Expenditures under this Article 7.07 shall not be paid from the Replacement Reserve Fund. The determination of whether an expenditure is for an FF&E Replacement under Article 7.06 or, in the alternative, for routine repairs and maintenance under this Article 7.07 shall be made in accordance with this Agreement and GAAP. If and to the extent that GAAP does not address and resolve the categorization of an expenditure, the determination shall be made by Manager, in good faith.

Expenditures under this Section 5.4 shall not be paid from the FF&E/Capital Improvement Reserve Fund. The determination of whether an expenditure is for routine repairs and maintenance under this Section 5.4 or, in the alternative, a Capital Expenditure (as defined below) under Section 5.5 shall be made in accordance with this Agreement, GAAP, and the Uniform System of Accounts.
Routine Maintenance and Repairs. 7.1 Lessee shall be responsible for the condition of the Leased Premises, including the Airport as well as all improvements, fixtures and personal property thereon, whether now on the Leased Premises or hereafter added. Lessee shall make all necessary repairs, inside and outside, structural or otherwise so as to maintain the Leased Premises in good order and condition and to keep them as an operational general aviation airport during the term of this Lease.

Routine maintenance on lease vehicles through frequently checking fluid levels in the engine, coolant, transmission, etc. can avoid costly repairs and extend the life of a vehicle. Oil and oil filters should be changed every 3,000 miles in all lease vehicles, and engine fluids topped off also. Keep a close watch on the coolant levels in air conditioners. If the air conditioner does not blow cold air, have it checked for leaks. Do not run the air conditioner if it stops cooling. It is low on coolant and running it when low on coolant will ruin the air conditioner compressor, and there will be a sizable expense for you to have it repaired. If a lease vehicle needs repairs beyond routine maintenance, please contact MCFMS for approval before you take any action to have repairs done. The Operations Team will make arrangements for repairs or replace the vehicle. All repairs done without approval by MCFMS may be the responsibility of the Lessee.
Routine Maintenance and Repairs. Manager shall maintain the Parking Garage in a clean, safe, sanitary and attractive condition commensurate with the standards of maintenance, repair and operation set forth in Exhibit B attached hereto and incorporated herein by this reference. For purposes of this Agreement, “routine maintenance and repair work” means all ordinary maintenance and repair of the premises and equipment and replacement of supplies that are normally performed on a daily or routine basis in order to keep the Parking Garage in an efficient, clean and safe condition. Regular cleaning of all parking areas, Parking Garage offices and other portions of the Parking Garage premises; regular washing of parking Garage office windows; prompt removal of dirt, debris, oil, grease and other liquids from the parking areas; removal of accumulated trash and other rubbish; and such other cleaning as shall be required to keep the premises in a clean, safe and attractive condition. Striping of the surfaces of the Parking Garage as needed. Otherwise cleaning, repairing and painting the fences of the Parking Garage and the sidewalks, curbs and driveways thereof as needed (particularly when such surfaces have been marred by graffiti or other forms of vandalism). Contracting for telephone and any other similar utilities or services necessary to the operation of the Parking Garage. Manager shall pay all xxxxxxxx for the above services when due. Steam cleaning of the entire Parking Garage on a semi-annual basis. At the discretion of the Director, steam cleaning may be required to be performed less frequently if the Parking Garage is maintained in a clean and orderly state. The cost of such routine maintenance, repairs and alterations shall be paid from Gross Revenues and shall be treated as an Operating Cost; to the extent that Gross Revenues are insufficient therefor, Owner shall, upon Manager's request, provide sufficient funds to pay for such costs when due. The determination of whether an expenditure is for a Capital Replacement under Article 5.05 or, in the alternative, for routine repairs and maintenance under this Article 5.06, shall be made in accordance with this Agreement and GAAP.
