Roadway Improvements. Developer shall take or shall cause to be taken the following actions to address roadway improvements identified by the City and County as a result of the impacts by the Project ("Roadway Improvements") in order to satisfy concurrency requirements consistent with the requirements of Section 3.4(Z) of the City's Land Development Code and Section 70 of the County's Land Development Code:

Roadway Improvements. The design and construction plans for roadway improvements are contingent on Town Manager approval for local roads and NCDOT approval for State roads.
Roadway Improvements. The Infrastructure Improvements shall include reconstruction of the roadways, in accordance with City standards consistently applied to development in East Lansing. The reconstruction shall include realigning Xxxxxx Avenue as it crosses Abbot Road in accordance with the approved site plan, Exhibit D. The Infrastructure Improvements shall include costs related to the streetscape improvements, including, but not limited to, all sidewalks, street trees, wayfinding signs, and site furnishings. This also includes any temporary sidewalks with appropriate pedestrian protections necessary during construction. Any portion of the public right-of-way, including roads, alleys, curbs, and gutters, that is damaged during construction of the Project by the Developer shall be reconstructed to the current City of East Lansing design standards.

Roadway Improvements. The applicant shall be required to implement the following physical and operational improvements to increase the capacity of the roadway system at the affected intersections. Final engineered plans and specifications for such improvements shall be subject to the review and approval of the City Transportation Engineer. Providing protected left turn phasing at all approaches to the traffic signal at 00xx Xxxxxx xxx Xxxxxxx Xxxxxxxxx would mitigate project impacts at this location. This mitigation would not require the acquisition of additional right-of-way or the loss of on- street parking. Implementation of this mitigation measure would necessitate the provision and installation of some combination of new striping, signage, controllers, controller cabinets, poles, mast arms, and signal heads. Xxxxxxx Street and Colorado Avenue. Providing protected/permitted left turn phasing at the westbound approach to the traffic signal at Xxxxxxx Avenue and Colorado Avenue would mitigate project impacts at this location. This mitigation would not require the acquisition of additional right-of-way or the loss of on-street parking. Roadway Improvements. The Infrastructure Improvements shall include the construction and reconstruction of the roadways (excluding that part of Evergreen Avenue which is being permanently removed pursuant to the Infrastructure Plan), in accordance with City standards consistently applied to development in East Lansing. The construction and reconstruction shall include realigning of the north line of the intersection at Xxxxxx Avenue and the north-south public alley west of Abbot Road in accordance with the approved Infrastructure Plan. The Infrastructure Improvements shall include costs related to the streetscape improvements shown on the Infrastructure Plan, including, but not limited to, all sidewalks, bike lanes, parking spaces, and wayfinding signs. This also includes any temporary sidewalks with appropriate pedestrian protections necessary during construction. Any portion of the public right-of-way, including roads, alleys, curbs, and gutters, that is damaged during construction of the Project by the Developer shall be reconstructed to the current City of East Lansing design standards, but not including that portion of Evergreen Avenue being removed according to the Infrastructure Plan.
Roadway Improvements. The Developer of the Xxxxxx Ranch Subdivision shall provide the following roadway improvements.
Roadway Improvements. A special condition of the PUD zoning ordinance governing development in the Subject Property and adjacent areas to the North and East requires Xxxxxxx Road (also known as Logistics Parkway) to be extended through the PUD Zoning District. Subject to the provisions provided for herein, the Site Plan for full development of the Subject Property envisions relocation of that segment of Xxxxxxx Road which runs through the Subject Property from its present location to that certain sixty (60) foot wide City owned property located along and adjacent approximately 2,771+/- linear feet of the Subject Property’s boundary, being more particularly depicted on Exhibit “E” (“Roadway Improvements”)(improvements depicted on Exhibit “E” are expressly subject to the provisions contained in this Developer’s Agreement). If, during the term of this Agreement and subject to the provisions herein, FCM applies for and receives a single building permit or series of building permits from the City to construct cumulative building area in excess of 100,000 square feet on the Eastern Portion of the Project, FCM shall, within sixty (60) months of the date of receipt of the triggering permit, commence design and construction of the Roadway Improvements. Roadway Improvements shall be designed, permitted, installed and constructed in accordance or in conformance with applicable specifications for a local street with two, 12-foot travel lanes set forth in Section 9 of the City’s Technical Standard Specifications relating to Roadway Design and Construction and shall be complete by a date to be agreed upon by the parties based on the intensity of expected uses in the governing PUD zoning district and a reasonable time for planning and construction. FCM shall control all aspects of the construction and installation of the Roadway Improvements and shall select and hire any independent contractors to complete the work as it shall determine and be responsible for all costs and expenses associated therewith. FCM shall not permit or allow any construction or mechanics lien or other similar interest to attach to the City’s property as a result of the Roadway Improvements. It is understood and agreed by the parties that construction of the Roadway Improvements will be on City-owned property; as such, prior to commencing construction of the Roadway Improvements, the parties shall enter into a mutually agreed upon temporary construction easement and such other documents reasonably necessary for FCM to ...
