REPAIRS TO AND MAINTENANCE OF PREMISES. LESSEE shall keep the Premises, including without limitation, both the inside and outside of all doors and windows therein, in the same working order and repair as they are in on the commencement date, reasonable wear and tear and damage by fire or other casualty normally insured under a so-called "extended coverage endorsement" only excepted; and to keep all fixtures and equipment on the Premises including, without limitation, all heating, plumbing, electrical, air conditioning, ventilation and mechanical fixtures and equipment serving thePremises in the same order and repair as they are in on the commencement date, reasonable wear and tear damage by fire or other casualty normally insured under a so-called "extended coverage endorsement" only excepted at its sole cost and expense. LESSEE shall also be responsible for the cost of all repairs to the building (including, without limitation, the structure and roof thereon and common areas therein) and the lot if the same are occasioned by LESSEE’S or itsemployees’, agents’ or invitees’ improper or negligent use thereof. The LESSEE shall not permit the Premises to be overloaded, damaged, stripped, or defaced, nor suffer any waste. LESSEE at his expense may erect a sign on the front entrance to the LESSEE'S premises that conforms to the LESSOR'S policy with respect to signs as well as with the applicable local sign control by-laws or ordinances. No other signs or logos shall be displayed by LESSEE on the Premises without the express written approval of LESSOR, which shall not be unreasonably withheld or delayed.
