Common use of Repairs by Lessee Clause in Contracts

Repairs by Lessee. Subject to Section 43, hereof, at its own cost and expense, Lessee agrees to repair or replace any damage or injury done to the Building, or any part thereof, caused by Lessee or Lessee's agents, contractors, employees, invitees, or visitors, provided, however, if Lessee fails to make such repairs or replacement promptly, Lessor may, at its option, make repairs or replacements, and Lessee shall repay the cost thereof to the Lessor WITHIN THIRTY (30) DAYS OF RECEIPT OF INVOICE, subject to Section 43.
