Repairable. If the damage can be repaired, Seller shall have the option of restoring the damaged property to its condition immediately prior to the occurrence causing the damage, in which event Buyer shall complete the transaction as originally planned; provided that Seller shall be required to exercise this option if the damage amounts to Two Hundred Thousand Dollars ($200,000) or less, the amount of the damage to be determined by independent appraisal if the parties cannot agree.
