Rental License. The Developer shall obtain a rental license from the City for the Project prior to occupancy. The Developer shall renew and maintain its rental license for the Project with the City each year in accordance with the City Code and City ordinances, and City requirements and procedures.

Home Inspections In order to maintain quality housing, inspections of the home will need to be conducted. It is recommended these be done on a semi-annual basis. A copy of the Inspection Condition Report Manufactured Home Rentals should be used to accurately determine status of the home condition. In the event a condition exists that requires immediate attention, the Community Manager shall determine the corrective action to be taken and insure completion. Copy of the Inspection Condition Report Manufactured Home Rentals is to be kept in Tenant file. Conditions resulting from Tenant negligence requiring repair should be corrected as soon as possible. A copy of the repair invoice shall be given to Tenant and entered into the Yardi system for collection. Expenses arising from repairs and or scheduled maintenance will be booked to GL #4095 - R&M Leased Homes.

Rental License. If a rental license is required to rent a home in the county/city where the home is located the Owner must present to the Property Manager a current and valid license to rent the property prior to entering this agreement. The Property Manager is not responsible for the upkeep or renewal of such a license, and any fines, penalties, or fees incurred by the Owner if they do not keep such a license valid during the terms of this agreement are entirely the responsibility of the Owner. If the Property Manager assists in any part of acquiring or maintaining the license it is will be treated as a courtesy to the Owner and does not change any part of this agreement.

Rental License. Owner shall obtain and maintain a rental license or rental permit as required by the city in which the Property is located. To the extent Owner fails to obtain or maintain any applicable authorization or permitting necessary to rent the Property (including but not limited to permits from the city or municipality, authorization from a common interest community and the like) Owner shall indemnify and hold harmless Manager from any and all related liability.
