REDELIVERY OF PREMISES. Xxxxxx agrees to redeliver to the Landlord the physical possession of the premises at the end of the term hereof, or any extension thereof in good condition, excepting reasonable wear and tear, and damage of fire or from any other cause not attributable to the willful or negligent act of Tenant, or its employees, agents, invitees or visitors.

REDELIVERY OF PREMISES. Tenant shall, on the expiration of this Lease, deliver up the Leased Premises in as good order and condition as it now is or may be put by Landlord, reasonable use and ordinary wear and tear thereof and damage by fire or other unavoidable casualty, condemnation or appropriation excepted. Tenant shall promptly surrender all keys to the Leased Premises to Landlord.

If Tenant fails to remove any of Tenant's property prior to surrender of possession, the property, at Landlord's option, shall become Landlord's property, and Landlord may dispose of the property as Landlord determines to be appropriate in its sole discretion. Landlord may charge to Tenant as additional rent due on demand the cost of removing and disposing of the property.
