REAL PROPERTY, BUILDING. AND PREMISES ------------------------------------ 1.1 Real Property, Building and Premises. Upon and subject to the terms, ------------------------------------ covenants and conditions hereinafter set forth in this Lease, Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the premises set forth in Section 6 of the Summary (the "Premises"), which Premises consists of approximately 150,000 rentable square feet in the "Building," as that term is defined in this Section 1.1 with the right of the Tenant to occupy all of the remaining space in the Building at any time pursuant to the provisions of Section 1.3 below. The outline of the floor plan of each floor of the Building is set forth in Exhibit A-1 attached hereto. The "Building" will contain ----------- approximately 150,000 rentable square feet and will be located on the real property described in Exhibit A-3 which real property is located in the City of Lake Forest, California. The Building, the surface parking areas, outside land surrounding the Building which are, subject to the provisions of this Lease, appurtenant to or servicing the Building, and the land upon which any of the foregoing are situated, are herein sometimes collectively referred to as the "Real Property," which Real Property is outlined on the "Outline of the Real Property," attached hereto as Exhibit A-2 and legally described in Exhibit A-3. ----------- -----------
