Common use of Quiet Enjoyment Clause in Contracts

Quiet Enjoyment. Landlord covenants that Tenant, upon paying the Rent and performing its obligations contained in this Lease, may peacefully and quietly have, hold and enjoy the Premises, free from any claim by Landlord or persons claiming under Landlord, but subject to all of the terms and provisions hereof, provisions of Applicable Laws and rights of record to which this Lease is or may become subordinate. This covenant is in lieu of any other quiet enjoyment covenant, either express or implied.

This covenant is in lieu of any other quiet enjoyment covenant, either express or impliedLease.

Quiet Enjoyment. Landlord covenants that Tenantduring the Term Tenant will have quiet and peaceable possession of the Premises, upon paying subject to the Rent terms, covenants, conditions and performing its obligations contained provisions of this Lease, and Landlord will not disturb such possession except as expressly provided in this Lease, may peacefully and quietly have, hold and enjoy the Premises, free from any claim by Landlord or persons claiming under Landlord, but subject to all of the terms and provisions hereof, provisions of Applicable Laws and rights of record to which this Lease is or may become subordinate. Landlord covenants that Tenantthat, upon paying the payment of the rent (Annual Net Rent and performing its obligations contained in this LeaseAdditional Rent) herein, may peacefully Tenant shall have and quietly have, hold and enjoy the Premises, free from any claim by Landlord or persons claiming under interference from the Landlord, but subject to all of the terms and provisions hereofof this Lease, provisions of Applicable Laws and rights of record to which this Lease is or may become subordinate. This covenant is in lieu of any mortgage, deed of trust, or other quiet enjoyment covenant, either express security instrument now existing or impliedhereafter placed on the Premises or any portion thereof.

Quiet Enjoyment. Landlord covenants that Tenant, upon paying so long as Tenant pays the Rent and performing its obligations contained rent reserved in this LeaseLease and performs its agreements hereunder, may peacefully Tenant shall have the right to quietly enjoy and quietly have, hold and enjoy use the Premises, free from any claim by Landlord or persons claiming under Landlord, but subject to all of Leased Premises for the terms and provisions term hereof, subject only to the provisions of Applicable Laws and rights of record to which this Lease is or may become subordinate.
