Quarterly Maintenance. Tenant shall ensure that an inspection is conducted at least quarterly of all exit and emergency lights and a 30‑second functional test be conducted on all battery powered fixtures. If deficiencies are noted, immediate corrective action must be taken. Personnel making inspections must keep records of all units inspected, including those found to require corrective action. The inspection must include at least the following. 1.2.1 Test the integrity of the lamp and battery through test button for 30 seconds. 1.2.2 Check each light for physical damage. 1.2.3 Align beams and tighten if necessary. 1.2.4 Check AC and charge lamps if applicable. 1.2.5 Replace burnt out bulbs.
Quarterly Maintenance. In order to remain eligible for access to Purchaser 2's online database system, Seller shall pay Quarterly Maintenance Fees to Purchaser 2, as set forth on Exhibit E, throughout the term of this Agreement. Purchaser 2 shall not be obligated to supply Seller with access to Purchaser 2's online database pursuant to Article 3.0 after the Fee Period in any quarter if the Quarterly Maintenance Fee for the prior quarter was not paid by Seller during the Fee Period. Quarterly Maintenance. A. A logbook will be kept on site for each piece of equipment to be maintained by the Contractor. The logbook shall contain the date each quarterly maintenance was performed. B. The frequency of quarterly maintenance shall be no more than ninety (90) days between services with the first service to be conducted within thirty (30) days of contract execution. C. Contractor will be required to call the Area office facility contact or designee and make an appointment to perform the quarterly maintenance at least three (3) days in advance. Contractor will check in with Area office facility contact or designee upon arrival and check out when the work is completed. If there are any discrepancies on invoice concerning hours worked, the CHP will refer to sign in sheet to confirm actual hours at facility. D. The specifications included in this contract will serve as a checklist for the maintenance services performed. Contractor will be required to bring the checklist each time the quarterly maintenance is performed. E. All items on the checklist will be checked off as performed. Upon completion, Contractor will provide the Area office On-Site Contact or designee with the list. The list will be signed and dated by both Contractor and the Area office On-Site Contact or designee, and filed in the appropriate logbook. Additionally, an extra copy shall be left with the Area office On-Site Contact. This list shall accompany the invoice prepared by Contractor for the quarterly maintenance. F. Rate for quarterly maintenance shall include filters, fan belts, water treatment chemicals, compressor oil, cleaning rags, oil, grease, sheaves, and refrigerant at no additional charge to the state. Costs for recapture of refrigerant as required by law must also be included. G. Any debris resulting from services provided shall be removed from the premises by the Contractor. H. CHP reserves the right to have an independent consultant inspect the equipment at any time to ensure that the services being provided are in compliance with the contract specifications.
Quarterly Maintenance. As required or noted by the Contractor’s Quarterly Elevator Inspections, the Contractor shall complete the following maintenance activities monthly for each elevator. 3.2.2.1 Clean and adjust leveling switches, hoistway vanes, magnets, selector tapes and inductors. Repair and/or adjust for proper leveling. 3.2.2.2 Clean, lubricate, and adjust tracks hangers and up thrust eccentrics, linkage gibs and interlocks. 3.2.2.3 Clean, adjust and lubricate car door or gate tracks, pivots, hangers. 3.2.2.4 Clean both governor and hoist ropes and lubricate hoist ropes if needed. Equalize rope tension. 3.2.2.5 Inspect hoist reduction gear brake and brake drum, drive sheave and motor, and nay bearing wear. 3.2.2.6 Clean light fixtures. Inspect, clean and adjust retiring cam device, chain, dashpots, commutators, brushes, cam pivots, fastening. 3.2.2.7 Lubricate and adjust, if necessary: car and counterweight gibs, shoes or roller guised. Lubricate compensating sheave and inspect hitches in pit. Empty and clean oil drip pans in pit. Clean all parts of safeties and lubricate moving parts to assure their proper operation. 3.2.2.8 Adjust clearance between safety jaws and guide rail controller parts, selectors and dispatching equipment, relays, solid-state components, transducers, resistors, condensers, power amplifiers, transformers, contacts, leads, dashpots, timing devices, computer and microcomputer devices, steel selector tapes, mechanical and electrical driving equipment, signal lamps and position indicating equipment. 3.2.2.9 Door operators, car door hangers, car door contacts, door protective devices, load weighing equipment, car frames, car safety mechanisms, platforms car and counterweight guide shoes including rollers and gibs and emergency car lighting. 3.2.2. 10Hoistway door interlocks and hangers, bottom door guides and auxiliary door closing devices.
