Prohibited Signage and Other Items. Any signs, notices, logos, pictures, names or advertisements which are installed and that have not been separately approved by Landlord may be removed without notice by Landlord at the sole expense of Tenant. Tenant may not install any signs on the exterior or roof of the Project or the Common Areas. Any signs, window coverings, or blinds (even if the same are located behind the Landlord-approved window coverings for the Building), or other items visible from the exterior of the Premises or Building, shall be subject to the prior approval of Landlord, in its sole discretion.

Except for the Exterior Signs, any signs, notices, logos, pictures, names or advertisements which are installed and that have not been individually approved by Landlord may be removed upon thirty (30) days’ prior notice by Landlord to Tenant at the sole expense of Tenant. Tenant shall also have the right to hang professionally prepared signs in the windows of the Premises, and place electronic screens and monitors in the Premises which may be visible from outside the Premises without Landlord’s approval. Other than as specifically permitted in Section 22.1 above, Tenant may not install under this Lease any signs on the exterior or roof of the Retail Area or in the Common Areas of the Retail Area or the Real Property. Any signs (other than the Exterior Signs), window coverings, or blinds (even if the same are located behind the Landlord approved window coverings for the Building), or other items visible from the exterior of the Premises or Building (other than Alterations, the standard of approval for which shall be governed by the provisions of Section 8.1) are subject to the prior approval of Landlord acting reasonably and in good faith based upon standards generally employed by Comparable Landlords for comparable retail projects (except that Landlord may withhold such approval in its sole discretion with respect to any signs, window coverings or blinds which are visible from the exterior of the Building other than Building standard window coverings or blinds); provided, however, Landlord hereby approves of Tenant’s signs, window coverings and blinds that are currently visible from the exterior of the Premises or Building as of the date of this Lease.
