Preparation and Delivery. On or before the 15th business day following the date on which this Lease is fully executed by Landlord and Tenant (the “Working Drawings Delivery Deadline”), Tenant shall provide to Landlord for its approval working drawings, prepared by the Architect, of all improvements that Tenant proposes to install in the Premises; such working drawings shall include the partition layout, ceiling plan, electrical outlets and switches, telephone outlets, drawings for any modifications to the mechanical, electrical, life safety, plumbing and any other systems of the Building, and detailed plans and specifications for the construction of the improvements called for under this Exhibit in accordance with all applicable Laws and suitable for permitting and construction. The working drawings shall be prepared based upon the Space Plans, subject to (i) modifications necessary to obtain a building permit and other permits required by the City of Austin, and (ii) reasonable adjustments made by the Architect for purposes of safety, efficiency, cost, or other design considerations which could not be reasonably incorporated into the Space Plans given the level of detail involved. If Tenant fails to timely deliver such preliminary working drawings, then each day after the Working Drawings Delivery Deadline that such drawings are not delivered to Landlord shall be a Tenant Delay Day.
Preparation and Delivery. On or before the date which is 15 days following the date on which the Space Plans are approved (or deemed approved) by Tenant and Landlord, Landlord shall cause to be prepared final working drawings of all improvements to be installed in the Premises and deliver the same to Tenant for its review and approval (which approval shall not be unreasonably withheld, delayed or conditioned). Such working drawings shall be prepared by Colliers Turley Martin Tucker Design and Construction or another design consultant selected by Landlord (whose fee shall be included in the Total Construction Costs [defined below]).
Preparation and Delivery. Within ten (10) business days after Tenant's execution of this Lease, Tenant shall meet with Good Fulton & Farrell or another design consultant selected by Landlord and reasonably acceptable to Tenant (the "Architect") and Pritchard Associates (the “Construction Manager”) to discuss the nature and extent of all improvements that Tenant proposes to install in the Premises and, at such meeting, provide the Architect with all necessary data and information needed by the Architect to prepare initial space plans therefor as required by this paragraph. On or before the tenth day following the meeting, Landlord shall deliver to Tenant a space plan prepared by the Architect depicting improvements to be installed in the Premises (the "Space Plans").
Preparation and Delivery. On or before fifteen (15) days following the execution of this Lease (such date is referred to herein as the "Space Plans Delivery Deadline"), Tenant shall deliver to Landlord a space plan prepared by a design consultant reasonably acceptable to Landlord (the "Architect") depicting improvements to be installed in the Premises (the "Space Plans").
Preparation and Delivery. On or before the tenth (10th) business day following the Eighth Amendment Date (“Space Plans Delivery Deadline”), Tenant shall deliver to Landlord a space plan prepared by Integrated Design Solutions or another design consultant reasonably acceptable to Landlord (the “Architect”) depicting improvements to be installed in the Expansion Premises (the “Space Plans”).
Preparation and Delivery. Following the date on which this Lease is fully executed by both Landlord and Tenant, Landlord shall cause to be prepared final working drawings of all improvements to be installed in the Premises and deliver the same to Tenant for its review and approval, which approval shall not be unreasonably withheld, delayed or conditioned.
Preparation and Delivery. Landlord shall pay for Tenant’s space plan for the 5th Floor Expansion Premises (the “Space Plan”) and one (1) revision thereto. On or before the date that is thirty (30) days prior to the date on which Tenant intends to commence construction in the 5th Floor Expansion Premises, Tenant shall provide to Landlord for its approval final 5th Floor Expansion Premises Working Drawings, prepared by an architect licensed to practice in the State of Illinois and reasonably acceptable to Landlord (the “Architect”) of all improvements that Tenant proposes to install in the 5th Floor Expansion Premises as part of the 5th Floor Expansion Premises Work (as hereinafter defined); such 5th Floor Expansion Premises Working Drawings shall include the partition layout, ceiling plan, electrical outlets and switches, telephone outlets, drawings for any modifications to the mechanical and plumbing systems of the Building, and detailed plans and specifications for the construction of the improvements called for under this 5th Floor Expansion Premises Work Letter in accordance with all applicable laws. The 5th Floor Expansion Premises Work shall also include elevator lobby finishes and design, supplemental HVAC systems including pumps and any electrical work necessary to serve such additional units, and any supplemental cooling units installed by Tenant shall be subject to the terms of Article 18 of the Original Lease. As part of the 5th Floor Expansion Premises Work, Tenant shall be entitled to install such electrical service upgrades, additional electrical panels and air handlers or cooling units to accommodate Tenant’s excess consumption of electrical service in the Premises, all of which shall be included in the 5th Floor Expansion Premises Working Drawings.
Preparation and Delivery. On or before the earlier of (1) __________________, 2005, or (2) the tenth day following the date of this Lease (such earlier date is referred to herein as the “Space Plans Delivery Deadline”), Tenant shall deliver to Landlord a space plan prepared by _____________________ or another design consultant reasonably acceptable to Landlord (the “Architect”) depicting improvements to be installed in the Premises (the “Space Plans”).
Preparation and Delivery. On or before August 1, 2016 (the “Space Plans Delivery Deadline”), Tenant shall deliver to Landlord a space plan prepared by The Lauck Group or another design consultant reasonably acceptable to Landlord (the “Architect”) depicting improvements to be installed in the Premises (the “Space Plans”). The Lauck Group is hereby approved by Landlord as the Architect.
