Premises Utility Areas Sample Clauses

The "Premises; Utility Areas" clause defines the specific areas of a property that are included in the lease, distinguishing between the main leased premises and any shared or common utility spaces such as hallways, restrooms, or mechanical rooms. It typically clarifies which portions of the building the tenant has exclusive rights to use and which areas are shared with other tenants or the landlord, and may outline responsibilities for maintenance or access. This clause ensures both parties have a clear understanding of the physical boundaries and shared facilities, reducing the risk of disputes over space usage and maintenance obligations.
