Physical Inspection. Buyer shall have thirty (30) calendar days following the Effective Date to inspect the physical condition of the Property, including, but not limited to the soil conditions and the presence or absence of lead-based paint and other hazardous materials on or about the Property, and to notify the Seller in writing that Buyer approves same. If Buyer fails to approve the physical condition of the Property within the specified time, this Agreement shall be null and void, ▇▇▇▇▇'s entire deposit shall be returned, and Buyer and Seller shall have no further obligations hereunder.
