PERSONAL PROPERTY AND TRADE FIXTURES. Lessee shall be liable for all taxes and assessments levied against personal property and trade fixtures or improvements placed by or for Lessee in, on or about the leased premises. If any such taxes or assessments on Lessee’s personal property or trade fixtures or improvements are levied against the Lessor or Lessor’s property, and if Lessor pays the same, which Lessor shall have the right to do regardless of the validity of such levy, of if the assessed value of Lessor’s property is increased by the inclusion therein of the value placed upon such personal property or improvements of Lessee, and if Lessor pays the taxes and assessments based on such increased assessment, which Lessor shall have the right to do, regardless of the validity thereof, Lessee, upon demand, shall, as the case may be, shall repay to Lessor the taxes and assessments so levied against Lessor, or the proportion of such taxes and assessments resulting from such increases in the assessment.

PERSONAL PROPERTY AND TRADE FIXTURES. Prior to expiration or earlier termination of this Agreement, Purchaser shall be responsible for the removal of all personal property and trade fixtures from the Property. All injuries to the Property which result from such removal shall be completely remedied by Purchaser and Purchaser shall comply with the University’s reasonable requirements concerning the resultant appearance of the Property. Any personal property and trade fixtures left on the Property at the expiration or earlier termination of this Agreement shall be considered abandoned and shall, at the sole option of the University, become the property of the University. The University reserves the right to dispose of the abandoned personal property and trade fixtures and charge Purchaser for all costs associated with said disposal.
PERSONAL PROPERTY AND TRADE FIXTURES. It is contemplated that certain furniture, fixtures and equipment to be installed by Tenant in the leased Premises, are or may be either leased by Tenant or purchased by Tenant from a lessor or conditional seller or otherwise hypothecated to a third party. In this connection, it is agreed that all of such furniture, fixtures and equipment installed by Tenant in the leased Premises shall at all times be and remain personal property, regardless of the method in which the same are affixed to the Premises, and shall remain the personal property of Tenant and/or such third party. Landlord specifically agrees that its rights, if any, in such furniture, fixtures and equipment shall at all times be subject and subordinate to the rights of any such described third party. Landxxxx xxxees to execute, upon request, any documents reasonably required by any such described third party in order to effectuate the purposes of this paragraph, it being specifically agreed by Landlord herein that any such third party shall have the right to remove the furniture, fixtures or equipment from the leased Premises in the event of the default of Tenant in complying with its agreements relating to such furniture, fixtures and equipment. Tenant agrees to repair any damage caused by any such removal at its expense.
PERSONAL PROPERTY AND TRADE FIXTURES. Upon the expiration or termination of the Term, StadCo shall remove all personal property and trade fixtures installed by StadCo at the Stadium Complex, and shall repair any damage caused to the Stadium Complex due to the removal of such property. If StadCo fails to remove such property within ten (10) days of the expiration or termination of the Term, such property shall be deemed abandoned. In such event, ECSC may, at its option, (a) cause any such abandoned property to be removed at the expense of StadCo, (b) sell all or any part of such property at public or private sale, without notice to StadCo, and/or (c) declare that title to such property shall be deemed to have passed to ECSC.
PERSONAL PROPERTY AND TRADE FIXTURES. Tenant may not remove any of the following from the Premises: (a) HVAC systems, fixtures, or equipment, other than the supplemental HVAC unit; (b) lighting fixtures or equipment; (c) carpeting and other attached floor coverings, or raised flooring; (d) plumbing fixtures and equipment; (e) paneling or millwork; (f) built-in shelving or cabinets; (g) drapes, blinds, or other window treatments; and (h) equipment or appliances purchased or installed by Landlord as part of the Work Letter Improvements. Except as provided in the preceding sentence, any personal property or trade fixtures installed in the Premises at Tenant's expense will remain Tenant's personal property, and must be removed from the Property by Tenant on the expiration of the Term or earlier termination of this Lease without damage to the Premises or other parts of the Property. On the expiration of the Term or earlier termination of this Lease, Tenant must also deliver to Landlord all keys, electronic access cards, and safe or vault combinations with respect to the Premises, and leave the Premises in a clean condition free of waste, refuse, or debris. If Tenant fails to do so, Landlord may retain, store, or dispose of any trade fixtures or other personal property left in the Premises however Landlord chooses without liability of any kind to Tenant, repair any damage to the Premises or other parts of the Property caused by the removal thereof, change or rekey locks and other access control devices as necessary throughout the Building to maintain security, and clean the Premises and properly dispose of all such waste, refuse, or debris; and Tenant must pay to Landlord on written demand all costs and expenses incurred by Landlord in connection with the foregoing, plus a Building standard charge to compensate Landlord for the additional administrative burden.
PERSONAL PROPERTY AND TRADE FIXTURES. Promptly upon the termination of this Agreement, Keys Club shall remove all of Keys Club’s personal property (including but not limited to trade fixtures) from the Stadium Complex, and shall repair any damage caused to the Stadium Complex due to the removal of such property or trade fixture, normal wear and tear excepted. If Keys Club fails to remove all of its personal property within ten (10) days of the termination of this Agreement, any personal property remaining in the Stadium Complex shall be deemed abandoned. In the event Lessee removes any such equipment and/or trade fixtures, Lessee agrees to repair any resulting damage to the Leased Premises.
