PERFORMANCE BY TENANT. All covenants and agreements to be performed by Tenant under any of the terms of this Lease shall be performed by Tenant, at Tenant's sole cost and expense, and without any abatement of Rent. If Tenant shall fail to pay any Rent, other than Base Rent, required to be paid by it hereunder or shall fail to perform any other act on its part to be performed hereunder, and such failure shall continue for longer than the period of cure, if any, permitted in Section 13.1, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenant, make any such payment or perform any such other act on behalf of Tenant. All sums so paid by Landlord and all necessary incidental costs, together with interest thereon at the Interest Rate, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same rights and remedies in the event of the non-payment thereof by Tenant as in the case of default by Tenant in the payment of Rent.

Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment nonpayment thereof by Tenant as are set forth in the case of default by Tenant in the payment of RentArticle 20 hereof.

If Tenant shall fail to pay any Rent, sum of money owed to any party other than Base Rent, required to be paid by Landlord; for which it is liable hereunder and has received written notice with appropriate detailed information or if Tenant shall fail to perform any other act on its part to be performed hereunder, hereunder and such failure shall continue for longer than the period of cure, if any, permitted in Section 13.130 days after written notice thereof by Landlord, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenant, but shall not be obligated to, make any such payment or perform any such other act on behalf of to be made or performed by Tenant. All sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Ratemaximum rate permissible by law, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, sums and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment thereof by Tenant as are set forth in the case of default by Tenant in the payment of Rent.Article 23 hereof. PERFORMANCE BY TENANT. All covenants and agreements to be performed by Tenant under pursuant to any of the terms of this Lease shall be performed by Tenant, Tenant at Tenant's ’s sole cost and expense, expense and without any abatement of Rent. If Tenant shall fail to pay any Rent, sum of money owed to any party other than Base RentLandlord, required for which Tenant is liable pursuant to be paid by it hereunder this Lease, or if Tenant shall fail to perform any other act obligation on its part to be performed hereunderpursuant to this Lease, and such failure shall continue for longer than the period of cure, if any, permitted in Section 13.1ten (10) days after notice thereof by Landlord, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenantits obligations, but shall not be obligated to, make any such payment or perform any such other act on behalf of to be made or performed by Tenant. All sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Ratemaximum rate permissible by law, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment nonpayment thereof by Tenant as are set forth in the case of default by Tenant in the payment of RentArticle 13.

All sums so paid by Landlord and all necessary incidental costs, costs incurred by Landlord together with interest thereon at the Lease Interest Rate, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment nonpayment thereof by Tenant as are set forth in the case of default by Tenant in the payment of RentParagraph 25.

If Tenant shall fail to pay any Rent, sum of money owed to any party other than Base RentLandlord, required to be paid by for which it is liable hereunder or if Tenant shall fail to perform any other act on its part to be performed hereunder, hereunder and such failure shall continue for longer than the period of cure, if any, permitted in Section 13.1ten (10) days after notice thereof by Landlord, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenant, but shall not be obligated to, make any such payment or perform any such other act on behalf of to be made or performed by Tenant. All sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Ratemaximum rate permissible by law, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, sums and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment thereof by Tenant as are set forth in the case of default by Tenant in the payment of RentArticle 23 hereof.

All covenants and agreements to be performed by Tenant under any of the terms of this Lease shall be performed by Tenant, Tenant at Tenant's sole cost and expense, expense and without any abatement of Rentrent, unless expressly provided otherwise herein. If Tenant shall fail to pay any Rent, sum of money owed to any party other than Base RentLandlord, required to be paid by for which it hereunder is liable hereunder, or if Tenant shall fail to perform any other act on its part to be performed hereunder, and such failure shall continue for longer than the period of cure, thirty (30) days (or shorter time if any, permitted in Section 13.1reasonably required) after notice thereof by Landlord, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenant, but shall not be obligated to, make any such payment or perform any such other act on behalf of to be made or performed by Tenant. All sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Rate, from the date of such payment by Landlord, shall be payable to Landlord as additional rent on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment nonpayment thereof by Tenant as in the case of default by Tenant in the payment of Rentrent.

PERFORMANCE BY TENANT. All 's part to be made or performed as in this Lease provided all sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Ratemaximum rate permissible by law, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same rights and remedies in the event of the non-payment thereof by Tenant as in the case of default by Tenant in the payment of the Annual Basic Rent.

All sums so paid by Landlord and all necessary incidental costs, costs together with interest thereon at the Interest Ratemaximum rate permissible by law, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same all rights and remedies in the event of the non-payment thereof by Tenant as are set forth in the case of default by Tenant in the payment of RentSection 13 hereof.

PERFORMANCE BY TENANT. All covenants and agreements to be performed by Tenant under any of the terms of this Lease shall be performed by TenantXxxxxx, at Tenant's sole cost and expense, and without any abatement of Rent. If Tenant shall fail to pay any Rent, other than Base Rent, required to be paid by it hereunder or shall fail to perform any other act on its part to be performed hereunder, and such failure shall continue for longer than the period of cure, if any, permitted in Section 13.1, Landlord may, at its option, without waiving or releasing Tenant from obligations of Tenant, make any such payment or perform any such other act on behalf of Tenant. All sums so paid by Landlord Xxxxxxxx and all necessary incidental costs, together with interest thereon at the Interest Rate, from the date of such payment by Landlord, shall be payable to Landlord on demand. Tenant covenants to pay any such sums, and Landlord shall have (in addition to any other right or remedy of Landlord) the same rights and remedies in the event of the non-payment thereof by Tenant Xxxxxx as in the case of default by Tenant Xxxxxx in the payment of Rent.
