Payment of Minimum Rent. Minimum Rent shall be paid in advance on the first Business Day of each Accounting Period; provided, however, that the first payment of Minimum Rent shall be payable on the Commencement Date (and, if applicable, such payment shall be prorated as provided in the following sentence of this paragraph Section 3.1.1(a)). Minimum Rent for any partial Accounting Period shall be prorated on a per diem basis.
Payment of Minimum Rent. Minimum Rent shall be paid in arrears on or before the twenty-second (22nd) day of the subsequent Accounting Period for which such Minimum Rent is due and payable.
Payment of Minimum Rent. All payments of Minimum Rent shall be made in lawful money of the United States by wire/ACH transfer of same day funds to Lessor's account #0000041032 at First Commercial Bank, Birmingham, Alabama. ABA Routing #062000000, Xxtention: Todd Xxxxx, xxth advice to __________ at (205) 000-0000 (xx such other account or location specified by Lessor from time to time in writing) on or before 2:00 p.m., Birmingham time, on any Business Day.
Payment of Minimum Rent. All payments of Minimum Rent shall be made in lawful money of the United States by wire transfer of same day funds to such account or location specified by Lessor from time to time in writing. In the event that Lessor fails to timely provide such notice, Lessee shall make the payment to Lessor at the address provided for notices below or such other address as Lessor may from time to time designate in writing to Lessee. (e)
Payment of Minimum Rent. Minimum Rent shall be paid in arrears on or before the twentieth (20th) day of the subsequent Accounting Period for which such Minimum Rent is due and payable. Notwithstanding the foregoing, the first payment of Minimum Rent shall be due and payable on the Commencement Date (the "Advance Minimum Rent"). The amount of Advance Minimum Rent due and payable on the Commencement Date by Tenant to Landlord is set forth on Exhibit "A." The amount of Advance Minimum Rent paid to Landlord shall be applied as a credit against the first payment(s) of Minimum Rent due hereunder. Minimum Rent for any partial Accounting Period shall be prorated on a per diem basis.
Payment of Minimum Rent. The first monthly instalment of Minimum Rent shall be paid on or before the Commencement Date and subsequent instalments of Minimum Rent shall be paid strictly in advance on the first day of each and every succeeding month throughout the Term.
Payment of Minimum Rent. Minimum Rent for the Term shall be payable in advance on or before January 1, 2008, and on or before the first day of each calendar month thereafter during the Term. In the event that the Term ends other than on the last day of a calendar month, the Minimum Rent for each day of occupancy during such month shall be 1/30th of such month’s Minimum Rent.
Payment of Minimum Rent. Tenant shall pay Landlord the Minimum Rent set forth in Section 1.01.F, above, in equal monthly installments, in advance, commencing on the Rent Commencement Date, and on the first day of each calendar month thereafter throughout the Term. Landlord may, in its sole discretion, elect to apply all or any portion of Minimum Rent to the costs of (i) operating, managing, insuring, maintaining, and repairing the Building or the Commercial Portion, (ii) any governmental or quasi-governmental taxes, fees, charges and assessments applicable to the Building or the Commercial Portion (together with any costs incurred in any tax appeal or negotiation), or (iii) promoting the Building or the Commercial Portion.
Payment of Minimum Rent. Minimum Rent for each Accounting Period shall be payable in an amount equal to one-twelfth (1/12th) of the then-applicable Minimum Rent, determined pursuant to Section 3.1.1(b) below. Minimum Rent for each Accounting Period shall be paid on the twenty-second (22nd) day of the next Accounting Period. If the 22nd day of any Accounting Period is not a Business Day, then Minimum Rent shall be payable on the next Business Day.
Payment of Minimum Rent. Tenant shall pay to Landlord fixed minimum rent (“Minimum Rent”) in advance, on the Rent Commencement Date and on the first day of each calendar monthannually thereafter, at the rates described in paragraphs 1.1.4 and 1.1.5 above and shown on Schedule C attached hereto.
