Ouiet Enjoyment. Tenant, upon paying the Basic Rent and all Additional Rent and other charges herein provided for and performing all covenants and conditions of this Lease, on its part to be performed, shall quietly have and enjoy the Demised Premises during the Term, without hindrance or molestation by Landlord or any other person claiming through Landlord, subject, however, to the terms of this Lease and to any Mortgage.
Ouiet Enjoyment. 29.5 The Authority covenants that as long as Lessee is not in default of any provision of this Agreement, Lessee shall and may peaceably and quietly have, hold and enjoy the Leased Premises exclusively to it during the term hereof unless sooner canceled as provided in this Agreement.
Ouiet Enjoyment. Landlord covenants that Tenant, on paying the Rent and performing the covenants of this Lease on its part to be kept, observed and performed, shall and may peaceably and quietly have, hold and enjoy the Premises for the Term of this Lease, subject to the provisions of this Lease.
Ouiet Enjoyment. Landlord covenants that as long as Tenant shall pay the rental due hereunder and shall duly perform all the terms, covenants and conditions of this Sublease on its part to be performed and observed, Subtenant shall peaceably and quietly have, hold and enjoy the Premises during the term hereof without molestation or hindrance by Landlord, subject to the terms, provisions and conditions of the Master Lease and this Sublease.
Ouiet Enjoyment. 6.01. So long as Tenant pays all of the Fixed Rent and Additional Charges and observes and performs all of Tenant's other obligations hereunder, Tenant shall peaceably and quietly have, hold and enjoy the Premises without hindrance, ejection or molestation by Landlord or any person lawfully claiming through or under Landlord, subject, nevertheless, to the provisions of this Lease and to Superior Leases and Superior Mortgages. This covenant shall be construed as a covenant running with the Land, and is not, nor shall it be construed as, a personal covenant of Landlord, except to the extent of Landlord's interest in the Real Property and only so long as such interest shall continue, and thereafter Landlord shall be relieved of all liability hereunder thereafter arising and this covenant shall be binding only upon subsequent successors in interest of Xxxxxxxx's interest in this Lease, to the extent of their respective interests, as and when they shall acquire the same, and so long as they shall retain such interest.
Ouiet Enjoyment. LESSOR represents and warrants that it has full right and authority to enter into this lease and that LESSEE, upon paying the rental herein set forth and performing the other covenants and agreements herein set forth, shall peaceably and quietly for the term hereof without hindrance or molestation, subject to the terms and have, hold and enjoy the Demised provisions of this lease.
Ouiet Enjoyment. So long as an Event of Default has not occurred, Tenant is entitled to the quiet enjoyment and peaceful possession of the Premises subject to the provisions of this Lease. Landlord shall under no circumstances be held responsible for restriction or disruption of access to the Building from public streets caused by construction work or other actions taken by or on behalf of governmental authorities, or for actions taken by other tenants (their employees, agents, visitors, contractors or invitees), or any other cause not entirely within Landlord's direct control, and same shall not constitute a constructive eviction of Tenant nor give rise to any right or remedy of Tenant against Landlord of any nature or kind. This covenant of quiet enjoyment is in lieu of any covenant of quiet enjoyment provided or implied by law, and Tenant expressly waives any such other covenant of quiet enjoyment to the ' extent broader than the covenant contained in this Section. Tenant shall have access to the Building and Premises 365 days a year, seven days a week, 24 hours a day, subject to Landlord's obligation and right to make repairs and alterations as provided in this Lease.
Ouiet Enjoyment. Tenant, upon paying the rental herein set forth and performing its other covenants and agreements herein set forth, shall peaceably and quietly have, hold and enjoy the Premises for the Term, without hindrance or molestation by Landlord, subject to the terms hereof.
Ouiet Enjoyment. In the event that Tenant shall pay the rent as provided for herein and otherwise perform all of the covenants and conditions to be performed, and shall abide by all of the rules and regulations as set forth herein, Tenant shall have peaceful and quiet enjoyment of all the demised premises for the term of this Lease.
Ouiet Enjoyment. Provided Lessee has perforn1ed all of the terms, covenants, agreements and conditions of this Lease, including the payment of Rent and all other sums due hereunder, Lessee shall peaceably and quietly hold and enjoy the Premises against Lessor and all persons claiming by, through or under Lessor, for the tern1 herein described, subject to the provisions and conditions of the lease. The Lessor agrees to make reasonable efforts to protect the Lessee from interference or disturbance by third persons; however, the Lessor shall not be liable for any such interference or disturbance, whether caused by other Leases of the Lessor or other persons, nor shall the Lessee be released from any of the obligations of this Lease because of such interference or disturbance.
