OTHER PRE-CONSTRUCTION SERVICES. 2.2.4.1 The CM@Risk shall review the Drawings and Specifications as they are being prepared, recommending alternative methods whenever design details affect construction feasibility, schedules or cost. However, nothing contained in this section 2.2.4.1 shall be construed to require the CM@Risk to provide design services. 2.2.4.2 The CM@Risk shall make recommendations to the Owner and the Design Professional regarding the division of work in the Drawings and Specifications to facilitate the bidding and awarding of subcontracts, allowing for phased construction, if applicable, taking into consideration such factors as time of performance, availability of labor, overlapping trade jurisdictions, provisions for temporary facilities, and the like. 2.2.4.3 Coordinating with the Design Professional, the CM@Risk shall provide a written Constructability Review of all Drawings and Specifications, in a form acceptable to Owner. The Constructability Review shall (a) minimize areas of conflict, errors, omissions, and overlapping of the Work to be performed by the various Subcontractors, (b) confirm that the full Scope of Work has been included in the Drawings, (c) endeavor to minimize cost and Value Engineer Proposals where appropriate, and (d) allow for phased and/or fast-track bid packages and construction, as required. An acceptable and effective Constructability Review is a goal for the CM@Risk and the Owner. 2.2.4.4 The CM@Risk shall attend all regular meetings with the Owner and Design Professional and such additional meetings as the Owner may request. All regular meetings shall be scheduled by the Design Professional with the prior agreement of the CM@Risk and approval of the Owner. All additional meetings shall be scheduled by the Owner. At a minimum, the CM@Risk shall attend the following meetings and shall be responsible for leading the meeting or issuing meeting minutes as noted. Additional meetings may be required by Owner, or may be necessary in the normal course of business, and shall not be additionally compensated by the Owner to the CM@Risk unless agreed to in advance in writing by the Owner, and unless the scope of such meetings could not have reasonably been expected given the scope of the Project.

However, nothing contained other Pre-Construction Services designated in this section 2.2.4.1 shall be construed to require the CM@Risk to provide design servicesArticle 3 together with such other services as are normally and customarily provided by a Design/Build Entity.
2.2.4.2 2.4.2 The CM@Risk Design/Build Entity shall make recommendations to the Owner and the Design Professional Principal Representative regarding the division of work Work in the Drawings and Specifications to facilitate the bidding and awarding of subcontracts, allowing for phased constructionconstruction and funding, if applicable, taking into consideration such factors as time of performance, availability of labor, overlapping trade jurisdictions, provisions for temporary facilities, and the likeetc.
2.2.4.3 Coordinating with the Design Professional, the CM@Risk 2.4.3 The Design/Build Entity shall provide a written Constructability Review of all review Drawings and Specifications, in a form acceptable to Owner. 2.2.4.4 2.4.4 The CM@Risk appropriate representatives of the Principal Representative shall review documents submitted as described in paragraph 2.4.4 by the Design/Build Entity and shall render decisions pertaining thereto without unreasonable delay.
2.4.5 The Design/Build Entity, including the Design Build Entity’s Architect/Engineer, shall attend all regular meetings with the Owner and Design Professional Principal Representative and such additional meetings as the Owner Principal Representative may request. All regular meetings shall be scheduled by the Design Professional with the prior agreement of the CM@Risk Design/Build Entity and approval of the OwnerPrincipal Representative. All additional meetings shall be scheduled requested by the OwnerPrincipal Representative.
2.4.6 The Design/Build Entity shall investigate and recommend materials and equipment that could be purchased by the Principal Representative; consider long lead time procurement and mass purchasing power in making such recommendations; recommend a schedule for such purchases after coordination with the schedule for preparation of Contract Documents; and expedite and coordinate delivery of these purchases to facilitate their delivery by the required dates.
2.4.7 The Design/Build Entity shall provide not later than the first of each month, unless requested otherwise by the Principal Representative, a monthly report utilizing the Project Management Software described in paragraph 2.6.4 documenting the current status of the project’s schedule, costs, requests for information, submittals, manpower, safety, and other pertinent information. At The report shall include a minimumnarrative discussion of the progress achieved, activities anticipated for the CM@Risk next month, and issues that are affecting the rate of progress. Progress photographs should be attached/included. This monthly report shall attend be provided in Design and Construction Phases of the project. The schedule status shall include the following meetings minimum items:
a. Cost report showing activity dollar value, dollar value of Work in place to-date and shall be responsible dollar value for leading the meeting or issuing meeting minutes as noted. Additional meetings may be required by Ownercurrent period.
b. Cost report showing activity dollar value, or may be necessary dollar value of Work in the normal course of businessplace to-date, and dollar value for current period summarizing to schedule of values.
c. Resource report showing man-day allocations by specific trade on each activity.
d. Variance report comparing current dates to target dates.
e. Cash flow report showing monthly projections of expenditures. A narrative schedule report shall not be additionally compensated by document:
a. Description of the Owner actual Work accomplished during the reporting period.
b. Description of any problem areas.
c. Description of current and anticipated delays with recommended corrective actions to mitigate such delays.
d. A list of proposed modifications, additions, deletions, and changes in logic to the CM@Risk unless agreed to in advance in writing by the Owner, and unless the scope of such meetings could not have reasonably been expected given the scope of the Projectapproved schedule.
