Common use of Other Performance Default Clause in Contracts

Other Performance Default. Tenant fails to perform any other material obligation, individually or in the aggregate, to Landlord under this Lease, and, in the case of only the first two (2) such material failures during the Term of this Lease, this failure continues for ten (10) days after written notice from Landlord, except that if Tenant begins to cure its failure within the ten (10) day period but cannot reasonably complete its cure within such period, then, so long as Tenant continues to diligently attempt to cure its failure, the ten (10) day period shall be extended to sixty (60) days, or such lesser period as is reasonably necessary to complete the cure;
