OCCUPANCY BY LESSEE. The LESSEE shall use the LEASED PREMISES for clean and light operations as per the authorizations and licenses which the LESSEE shall obtain from the environmental and other competent authorities, and therefore, agrees not to use the LEASED PREMISES for chemical, heavy or other industries of similar nature. Accordingly, it is hereby agreed that:
OCCUPANCY BY LESSEE. Without prejudice to the right of Building Access, Lessee shall solely occupy the Building and start its proper operating activities on a definite basis once the Final Inspection Report has been prepared and executed, in addition to execution of the Delivery and Acceptance Deed.
OCCUPANCY BY LESSEE. 3.1 Lessee shall use the Leased Premises for the Permitted Use, any use permitted thereby or thereunder, or any use not prohibited by this Agreement.
OCCUPANCY BY LESSEE. The LESSEE shall use the LEASED PREMISES for any lawful purposes in accordance with applicable zoning, environmental and land use restrictions and regulations. Accordingly, it is hereby agreed that:
OCCUPANCY BY LESSEE. Lessee warrants that it shall occupy the premises and not assign this lease, or any rights thereunder, or abandon or sublet the premises.
OCCUPANCY BY LESSEE. The LESSEE shall use the LAND for clean and light operations as per the authorizations and licenses which the LESSEE shall obtain from the environmental and other competent authorities, and therefore, agrees not to use the LAND for chemical, heavy or other industries of similar nature.
OCCUPANCY BY LESSEE. Lessor and Lessee agree that the occupancy of the Expansion Facility shall take place in two phases. The First Phase occupancy shall occur on October 9th, 2006 (“First Phase Occupancy”) and the Second Phase Occupancy shall occur on January 31st, 2007 (“Second Phase Occupancy”).
OCCUPANCY BY LESSEE. The Leased Premises shall be used and occupied for manufacturing and warehouse activities and any other lawful industrial purposes not in violation with Park Regulations.
OCCUPANCY BY LESSEE. Should Lessor be unable to provide occupancy on the date of the beginning of this lease due to causes beyond control of Lessor, this lease shall not be affected thereby, but Lessee shall owe rent beginning only with the day on which he can obtain possession. Lessee shall not be entitled to any damages beyond the remission of rent for such term during which he is deprived of possession. Should Lessor be unable to provide occupancy within 30 calendar days from the commencement of this lease as stipulated herein, the Lessee shall have the option of terminating this lease by giving written notice to Lessor. Should the property be destroyed or materially damaged so as to render it wholly unfit for Should the property be destroyed or materially damaged so as to render it wholly unfit for occupancy by fire or other unforeseen event not due to any fault or neglect of Lessee, then Lessee shall be entitled to a refund of any prepaid rents for the unexpired term of the lease. However, Lessee shall not be entitled to a reduction of the monthly rent or cancellation of this lease because of a temporary failure of utilities, heat, air conditioning or temporary closing of swimming pool and/or a reasonable delay in completing agreed to improvements to the premises as specified in the "SPECIAL CONDITIONS" section of this lease.
OCCUPANCY BY LESSEE. The LESSEE shall use the Leased Property for manufacturing and storage activities, as well as for any other activity with industrial purposes as permitted by the Law, and that do not breach what is stated in the Park Regulations.
