Minimum Monthly Rental. Tenant agrees to pay to Landlord as minimum monthly rental, without prior notice or demand and without set off or deduction for the Premises the sum of One Hundred Twenty Thousand Six Hundred Twenty Six and 80/100 Dollars ($120,626.80), on or before the first (1st) day of the first full calendar month of the term hereof and a like sum on or before the first day of each and every successive calendar month thereafter during the period of the tenancy except that the first month’s rental shall be paid upon the execution hereof. If Tenant is granted occupancy prior to the Commencement Date then, (a) Tenant shall pay in advance an occupancy fee equal to one-thirtieth of the minimum monthly rental amount for each day of such early occupancy, and (b) such early occupancy shall not affect the termination date of this Agreement.

Minimum Monthly Rental. Lessee agrees to pay to Lessor during the full term hereof a minimum monthly rental of Dollars ($ ) (hereinafter referred to as the “Minimum Monthly Rental”), payable in advance on the first day of each calendar month. Said Minimum Monthly Rental shall commence thirty (30) days after the date of completion of the Improvements (as defined in Article 4.1 herein-below) to be erected on the Demised Premises or when Lessee opens for business, whichever date is earlier. If the first day upon which rent becomes payable is other than the first day of any calendar month, the rent for the balance of said month shall be payable by Lessee at a daily rate based upon the Minimum Monthly Rental.

If the Rent Commencement Date occurs on a day other than the first day of a month or the Lease terminates on a day other than the last day of a month then the installment of Minimum Monthly Rental for such month shall be prorated based on the number of days in such month. Nothing in this Article 4.1 shall in any way diminish or be construed as waiving any of Landlord’s other remedies by law or equity. The Minimum Monthly Base Rental Per ARTICLE 1 of the lease.
Minimum Monthly Rental. (a) The "Minimum Monthly Rent" to be paid by the Tenant to the Landlord during the term of this Lease, including all Lease extension periods, shall be TWO THOUSAND SEVEN HUNDRED SIXTY-FIVE AND 13/100'S DOLLARS ($2,765.13 per month).

At the end of the twenty-fourth (24th) full calendar month, and after each successive twenty-fourth (24th) calendar month during the remainder of the primary term, the Minimum Monthly Rental shall be adjusted to equal the sum of (i) the Minimum Monthly Rental then in effect plus (ii) the product obtained by multiplying such amount by five percent (5%).

If Landlord modifies the Building as set forth in Section 1.8, then the base MMR will be increased to Sixty Eight Thousand One Hundred Seventy Three and 56/100 ($68,173.56) upon the earlier of (i) the date Landlord substantially completes the Building modification, or (ii) Tenant has access to the Building. If Tenant is granted occupancy prior to the Rent Commencement Date then, (a) Tenant shall pay in advance an occupancy fee equal to one-thirtieth of the MMR amount for each day of such early occupancy, and (b) such early occupancy shall not affect the termination date of this Agreement. If Landlord modifies the Building pursuant to Section 1.8 and Tenant cannot enter the Building and occupy the whole or any part on account of Landlord’s modification, Tenant’s obligation to pay Rent shall be abated. Once Tenant can re-enter and re-occupy the Building, Tenant’s obligation to pay Rent will resume. The amount of Rent not paid by Tenant during the abatement period will be paid by Tenant in equal monthly installments, together with MMR, over the remaining Lease Term. Any Rent abatement resulting from Section 1.8 will not impact the Rent Adjustment Date.

Minimum Monthly Rental. Starting on October 1, 1999 and continuing through September 1, 2006, Lessee shall pay to Lessor, in lawful money of the United States of America, free from all claims, demands, and setoffs against Lessor, at such place or places as may be designated from time to time from Lessor, the sum of Fifteen Thousand Nine Hundred Sixteen Dollars and Sixty-six cents ($15,916.66) per month, payable on the first day of each month.
