LESSEE’S DUTIES Clause Samples
The "Lessee’s Duties" clause defines the responsibilities and obligations that the lessee must fulfill under a lease agreement. Typically, this includes requirements such as timely payment of rent, proper maintenance of the leased property, compliance with applicable laws, and notification to the lessor of any damages or issues. For example, the lessee may be required to keep the premises clean and not make unauthorized alterations. The core function of this clause is to clearly outline the lessee’s expected conduct, thereby preventing misunderstandings and ensuring the property is properly cared for during the lease term.
LESSEE’S DUTIES. Unless otherwise agreed to by attachment, LESSEE shall:
a. Provide adequate supervision if the event involves minors.
b. Return the PREMISES to the state of orderliness and cleanliness comparable to such conditions at the beginning of the usage period.
c. Empty all trash into the outside dumpster.
d. Leave PREMISES and all fixtures and furniture in the same condition as received.
e. Return all chairs and tables to the same configuration or orientation that LESSEE found them in.
f. See that all invitees and licensees leave the PREMISES at the end of the usage period.
g. Ensure that all exterior doors are closed and locked at the end of the usage period, and all keys to the PREMISES are promptly returned to the Church Office. The duties listed in this section are not exhaustive and are in addition to any LESSEE duties mentioned in other sections of this AGREEMENT and its attachments.
LESSEE’S DUTIES. Lessee shall:
a. Pay rent when due;
b. Pay when due all utility charges which are the lessee's responsibility under paragraph 5 above;
c. Maintain the property in a clean and sanitary condition;
d. Properly use and operate electrical, gas, heating, plumbing and other appliances and utility fixtures in the property;
e. Properly dispose of garbage, rubbish, and waste, in a clean and sanitary manner at reasonable and regular intervals and pay for extermination or fumigation against pests (such as infestations of rodents, insects, or other animals) which are due to lessee's acts, neglects, errors, or omissions. If the property is a single-family residence, the lessor shall not be required to control infestation during the tenancy. If the property is a single family residence, lessee shall furnish containers for the removal of garbage, rubbish, and waste. Lessee shall properly dispose of toxic and hazardous substances such as gasoline, fuels, solvents, fertilizers, pesticides, petrochemicals, batteries, acids, paints and similar substances and not release or leave any such substances on the property or in nearby properties or drainage or sewer systems;
f. Not intentionally or negligently cause damage to, deface, destroy, impair, or remove any part of the property or any appliances or fixtures on the property. The lessee's duty to refrain from damaging the property includes the duty to repair any such damage promptly, including but not limited to the repair of damage to glass and screens, and not to wait until the tenancy terminates. The lessee is also responsible under this paragraph for damage to the property caused by lessee's guests;
g. Not cause nuisance, waste, destruction, or deterioration of the property;
h. Not engage in or allow illegal drug activity on the property;
i. Maintain all smoke alarms on the property. The lessee shall assure that the smoke alarms are always functioning and supplied with fresh batteries. The lessee has a duty to furnish proof to the lessor that the smoke alarms are functioning, upon request by lessor from time to time;
j. Not engage in any activity that is imminently hazardous to the physical safety of other persons on the property or in neighboring property. This duty to refrain from hazardous activity includes, but is not necessarily limited to, the duty to refrain from physical assaults and unlawful use of firearms or other deadly weapons;

LESSEE’S DUTIES. In consideration of the right to use and operate the Containers as lessee pursuant to this Agreement, the Lessee agrees that it will, during the term hereof, perform the following duties, using a level or standard of care no less than the Lessee would use with respect to containers it owns, leases or operates for others:
(a) accept delivery of the Containers;
(b) place such marks upon the Containers, register the Containers in accordance with such tariffs as required for their operation in marine shipping service, paint the Containers any appropriate color, and place on the Containers such markings or legends as the Lessee deems required or appropriate;
(c) take all reasonable and customary steps as may be required to provide for the sublease of the Containers under short, medium and long term leases on such terms and conditions as it may deem satisfactory, in its sole discretion (except as otherwise specifically provided for in this Agreement);
(d) pay to the Lessor the Fixed Rent or the Variable Rent (as defined in Section 6(c)(6)), as the case may be, on the last day of each calendar quarter immediately following the calendar quarter for which such Fixed Rent or Variable Rent is payable;
(e) pay all Operating Expenses (as defined below) and file all applicable tax returns and other reports with respect to ad valorem, gross receipts and property taxes attributable to the Set Containers (as defined below);
(f) on behalf of Lessor, sell or otherwise dispose of Containers that become subject to Casualty Occurrences or Ordinary Disposal Occurrences, as described in Section 4(b) below (for this purpose, a Casualty Occurrence shall include a "Casualty Occurrence" (as defined below) that occurs prior to the Purchase Date but that becomes known to Lessee after the Purchase Date);
(g) perform all administrative and related functions necessary for the operation and subleasing of the Containers, including but not limited to:
(i) maintaining and servicing (or causing the sublessees to maintain and service) the Containers in a condition that meets the then current general interchange standards of the International Institute of Container Lessors, Guide for Container Equipment Inspection, and in such condition as may be required by any applicable law or the rules or regulations of any governmental body having jurisdiction over the Containers and as maybe necessary or appropriate to make the Containers suitable for rental in international commerce;

LESSEE’S DUTIES. By entry hereunder, Lessee acknowledges that the Leased Premises and appurtenances are in good, clean and sanitary order and repair, and accepts the Leased Premises in the condition delivered. Lessee shall, solely at its cost and expense, maintain the entire Leased Premises.
LESSEE’S DUTIES. Subject to ordinary and reasonable wear and tear and the Lessor's obligations under this lease and unless and to the extent that insurance proceeds are available. Lessee at its sole cost and expense shall maintain in a clean and sanitary condition and a good state of repair, all other portions of its Premises, including but in no way limited to all plumbing, sewage, heating and air conditioning (as set forth in Paragraph 6.4 below), wiring, glazing windows, doors, floors (except structural), ceilings, interior walls and the interior surface of exterior walls and fixtures and equipment. Lessee shall maintain adequate heat during the heating season to prevent freezing of plumbing and fire sprinkler systems.
LESSEE’S DUTIES. Anything contained herein to the contrary notwithstanding, the Steam Lessee shall remain liable to perform all of its obligations under or with respect to the Collateral, and neither shall the Security Agent have any obligations or liabilities under or with respect to any Collateral by reason of or arising out of this Security Agreement, nor shall the Security Agent be required or obligated in any manner to perform or fulfill any of the obligations of the Steam Lessee under or with respect to any Collateral.
LESSEE’S DUTIES. Lessee at its sole cost and expense shall maintain in a clean and sanitary condition and a good state of repair, to include replacement, all other portions of its Premises, including but in no way limited to all plumbing, sewage, heating and air conditioning, wiring, glazing, windows, doors, floors, ceilings, interior walls and the interior surface of exterior walls and all fixtures and equipment. Lessee shall maintain adequate heat during the heating season to prevent freezing of plumbing and fire sprinkler systems.
LESSEE’S DUTIES. Lessee shall keep the interior and exterior of the vehicle storage facility in a clean, safe, neat and attractive condition at its own expense. Lessee shall maintain any equipment, fixtures or other improvements of the vehicle storage facility, which it may hereafter be authorized to install or make, and shall repair all damage to the vehicle storage facilities caused by the weather, normal operations and negligence of its operations and/or by its employees, customers, guests, sub-lessees, agents and invitees.
LESSEE’S DUTIES. The Lessee shall keep the leased premises including the interior thereof in good, clean and presentable appearance, in good order and in a good condition of maintenance and repair, including interior paint, and wall surfaces, floors and floor coverings, ceilings, signs and fixtures throughout the term of this Lease and any extension or renewal thereof, reasonable wear and tear, fire and other insured casualty excepted. The Lessee shall indemnify the Lessor and hold it harmless against any claim, demand and/or judgment for loss, damage or injury to property or persons, resulting or accruing by reason of the failure of the Lessee to perform the requirements of this paragraph, except as otherwise provided herein.
LESSEE’S DUTIES. Unless otherwise agreed to, Lessee SHALL: ( Please initial any inapplicable clause)
A. Bring own amenities (chairs, tables, toiletries, cleaning supplies, equipment, etc.)
B. Return the rental premises to the state of orderliness and cleanliness comparable to such conditions at the beginning of the rental period. This includes emptying all trash. Lessee must leave premises and all fixtures/furniture in the same condition as received.
C. Ensure that all invitees vacate the property forty five minutes (45 min) after the event is scheduled to conclude.
D. If applicable The Lessee must apply for and receive a Liquor License from S.L.G.A., which will be posted in the arena during the event and all terms of the license must be adhered to at all times.
