In consideration of the right to use and operate the Containers as lessee pursuant to this Agreement, the Lessee agrees that it will, during the term hereof, perform the following duties, using a level or standard of care no less than the Lessee would use with respect to containers it owns, leases or operates for others:

By entry hereunder, Lessee acknowledges that the Leased Premises and appurtenances are in good, clean and sanitary order and repair, and accepts the Leased Premises in the condition delivered. Except as otherwise provided in this Lease, Lessee at its sole cost and expense shall maintain in a clean and sanitary condition free from filth, pests (i.e., insects, mice, rats, termites, etc.) and a good state of repair, all portions of its Premises, including but in no way limited to all plumbing, sewage, heating and air conditioning, wiring, glazing, windows, doors, floors, ceilings, interior walls and the interior surface of exterior walls and all fixtures and equipment. LESSEE’S DUTIES. (a) The Lessee shall pay the rental amount at such times and in such amounts as provided above in this rental agreement.
LESSEE’S DUTIES. Except as otherwise provided herein, Lessee, at its sole cost and expense but subject to any warranties provided in the Lease, shall maintain, in a clean and sanitary condition and a good state of repair, or replacement, if warranted all portions of the Premises herein that are not included in Section 6.2 entitled “Lessor’s Duties”. This shall include, but in no way be limited to, all plumbing, sewage, heating, air conditioning and ventilation, fans, wiring, windows and glazing, doors (metal and glass man-doors, drive-in and dock doors), floors, ceilings, interior walls and the interior surface of exterior walls, dock seals, plates, levelers and bumpers, drive-in ramps, and all fixtures and equipment, to the extent such items service only the Premises. In addition, Lessee shall maintain adequate heat in order to prevent freezing of plumbing and fire sprinkler systems. Lessor shall assign to Lessee any rights which it has under any manufacturer’s warranties concerning any building components including specifically the HVAC system, electrical system and plumbing, as it relates to Lessee’s space.
LESSEE’S DUTIES. Subject to ordinary and reasonable wear and tear and the Lessor's obligations under this lease and unless and to the extent that insurance proceeds are available. Lessee at its sole cost and expense shall maintain in a clean and sanitary condition and a good state of repair, all other portions of its Premises, including but in no way limited to all plumbing, sewage, heating and air conditioning (as set forth in Paragraph 6.4 below), wiring, glazing windows, doors, floors (except structural), ceilings, interior walls and the interior surface of exterior walls and fixtures and equipment.
