Lease Remains in Effect. Except as provided above, this Lease shall not terminate and shall remain in full force and effect in the event of a taking or condemnation of the Premises, or any portion thereof, and Tenant hereby waives all rights under applicable law to abatx, xxduce or offset rent by reason of such taking.
Lease Remains in Effect. Except to the extent specifically modified by this Amendment, the Lease remains in full force and effect, including, without limitation, the rights of first refusal granted thereunder.

If a Leasehold Mortgagee is complying with Section 14.7.(a), upon the acquisition of the Leasehold Estate herein by such Leasehold Mortgagee or its designee or any other purchaser at a foreclosure sale or otherwise and the discharge of any lien, charge or encumbrance against Tenant’s interest in this Lease or the Premises which is junior in priority to the lien of the Leasehold Mortgage held by such Leasehold Mortgagee and which Tenant is obligated to satisfy and discharge by reason of the terms of this Lease, this Lease shall continue in full force and effect as if Tenant had not defaulted under this Lease.

Lease Remains in Effect. AU capitalized and other terms as used herein not otherwise defined in this Agreement shall have the meanings as set forth in the Original Lease. Except as expressly modified hereby, the terms and conditions of the Original Lease, including without limitation the provisions authorizing Landlord to confess judgment against Tenant following an event of default, remain unmodified and in full force and effect, and are hereby ratified and confirmed as if restated in their entirety. In the event of a conflict between the terms of the Original Lease and the Agreement, the latter shall control.
Lease Remains in Effect. If, during the Term of this Lease all or any portion of the Premises shall be taken for occupancy by any Governmental Authority for a limited period of time, this Lease shall not terminate but shall continue in full force and effect for the remainder of the stated Term, and Xxxxxx shall continue to perform and observe all of the terms, covenants, conditions, agreements and obligations of Lessee to be performed under this Lease as though such taking had not occurred, except only to the extent that it may be prevented from doing so by reason of such taking. Xxxxxx, however, shall in no event be excused from the payment of Rent and all other sums and charges required to be paid by Lessee under this Lease.
