Common use of Lease Commencement Date Clause in Contracts

Lease Commencement Date. The earlier to occur of (i) the date upon which Tenant first commences to conduct business in the Premises and (ii) the date upon which the Premises are Ready for Occupancy (as that term is defined in the Tenant Work Letter attached hereto as Exhibit B); provided, however, in no event shall the Lease Commencement Date occur prior to December 15, 2012.

Lease Commencement Date. The earlier to occur of (i) the date upon which Tenant first commences to conduct business in the Premises and Suite 306, or (ii) the date upon which is sixty (60) days following the Premises are Ready for Occupancy (as that term is defined in the Tenant Work Letter attached hereto as Exhibit B); provided, however, in no event shall the Lease Commencement Date occur prior to December 15, 2012date of this Lease.

The earlier to occur of (i) four (4) months following the date upon which Tenant first commences to conduct business in occurrence of the Premises Delivery Date and (ii) the date upon which that Tenant shall commence the conduct of business in the Premises are Ready for Occupancy (as that term is defined in the Tenant Work Letter attached hereto as Exhibit B); provided, however, in no event shall the Lease Commencement Date occur prior to December 15, 2012or any portion thereof.

Lease Commencement Date. The earlier to occur of (i) the date upon which Tenant first commences to conduct business in the Premises and (ii) the date upon later of (A) December 1, 2009 and (B) the first business day following the calendar week during which the Premises are Ready for Occupancy (as that term is defined in the Tenant Work Letter attached hereto as Exhibit B); provided, however, in no event shall the Lease Commencement Date occur prior to December 15, 2012Occupancy.

Lease Commencement Date. The earlier to occur of (i) the date upon which Tenant first commences to conduct business (which shall not include construction of improvements to the Premises by Tenant) in the Premises and Premises, (ii) the date upon which the Premises are Ready for Occupancy Substantial Completion Date (as that such term is defined in the Tenant Work Letter attached hereto as Exhibit B); provided, howeverwhich is currently expected to occur on or about January 1, in no event shall the Lease Commencement Date occur prior to December 152006, 2012and (iii) January 1, 2006.

(§ 2.1) The earlier to occur of (i) the date upon which Tenant first commences to conduct business in the Premises Premises, and (ii) the date upon which that occurs one hundred eighty (180) days following the Premises are Ready for Occupancy Delivery Date (as that term is defined in Section 2.2 of the Tenant Work Letter attached hereto as Exhibit BLease); provided, howeverwhich Delivery Date is anticipated to occur on or before July 1, in no event shall the Lease Commencement Date occur prior to December 15, 20122022.

Lease Commencement Date. Lease Commencement Date. The earlier to occur of (i) the date upon which Tenant first commences to conduct business in the Premises Premises, and (ii) fifteen (15) days following the date upon which the Premises are delivered to Tenant pursuant to the terms of Section 2.3 of the Lease (provided the Premises are Ready for Occupancy (as that term is defined in the Tenant Work Letter attached hereto as Exhibit Bof such date); provided, however, in under no event circumstances shall the Lease Commencement Date occur prior to December 15January 1, 20122018.
