Landscaping and Irrigation. One of the main features of this Deed Restricted community is that landscaping and irrigation services are provided maintenance free. Thus, all related basic maintenance, repairs and modifications on house lots and common areas are administrated by the Association and funded by homeowner fees (CC&Rs, Para. 3.04, Maintenance Provisions). Willowbend, as the State’s first Florida Yards and Neighborhoods Community, embraces guidelines and methodologies that support the principles of the FYN that program. Among the following rules, 2.1 through 2.4 are designed to insure only Florida-friendly plantings that require little irrigation and fertilizer, are low maintenance and attract wildlife are employed. Rule 2.5 is to insure a uniform exterior appearance that maintains the character of the Community and protects and enhances property values.

Landscaping and Irrigation. The Company accepts no responsibility for the growth of grass or shrubs. Once the Company has graded, seeded, sodded or otherwise planted landscaping that is provided for in the Purchase Agreement of the Home, the Owner must adequately water and otherwise maintain the landscaping. The Company will not re-grade a yard nor remove or replace any grass, shrubs or trees except for those noted as diseased or deficient on the [Final Inspection Form]. In addition it shall be the Owner’s responsibility to prevent irrigation from occurring closer than five feet to the foundation of the Home. Such irrigation is a serious matter that may result in flooding, structural damage to the foundation, settlement of the soil, damage to porches and slabs or other problems. The Company accepts no responsibility for such damage if the Owner irrigates within five feet of the foundation.
Landscaping and Irrigation. An Allowance of $90,600 is included and for a fully operational Landscape and Irrigation system. The design will include all trees, plants, grass, mulch, and soil preparation as needed to meet city minimum zoning requirements or park covenants. Landscaping and Irrigation to meet the same standard as installed at Woodland VI. The fully operational irrigation system shall be complete with piping, sleeves, fittings, heads, valves, valve boxes, wiring, controllers and other required appurtenances. Site Improvements An allowance of $15,000 has been included for the installation of an exterior monument sign. The exterior monument sign to be similar to exterior monument sign installed at Woodland VI. This allowance is intended to pay for one (1) exterior concrete monument sign, foundations, flood lighting (one fixture each side of sign), and electric service (if required). Graphics for the monument sign are assumed furnished and installed by the Tenant. A patio as shown on the Site Plan dated March 27, 2014 has been included. Two (2) Car Charging Stations have been included. Landlord to install conduit to add two additional OFFICE BUILDING DESCRIPTION Charging Stations in the future. Landlord to install Architectural Barriers outside the exterior Data Center wall. Landscaping and Irrigation. All landscaping and irrigation shall be restored or new landscaping and irrigation shall be installed to achieve a high degree of appearance and quality. Provisions shall be made for continuing maintenance of all landscaped areas.
