Common use of Landlord’s Indemnification Clause in Contracts

Landlord’s Indemnification. Landlord shall defend, indemnify and hold harmless Tenant from and against any and all claims arising out of any activity, work or things done, or permitted by Landlord in or about the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereon.

Landlord’s Indemnification. Landlord shall defendagrees to indemnify, indemnify protect and hold harmless Tenant from and against any and all claims liabilities and damages arising out from or occasioned wholly or in part by any act or omission of any activityLandlord, work its agents, contractors, employees or things doneinvitees in connection with the Demised Premises or the Personal Property during the term of this Lease, or permitted by Landlord in or about the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereonrenewal hereof.

Landlord’s Indemnification. Landlord shall defend, indemnify and hold harmless Tenant from and against any all Claims incurred by Tenant to the extent caused by the negligence or willful misconduct of Landlord or other Landlord Party and all claims arising out of any activitynot covered by (i.e., work exceeding the coverage limits) the insurance required to be carried by Tenant hereunder or things done, or permitted otherwise covered by Landlord Tenant’s indemnity obligations set forth in or about the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereonSection 10.1.1 above.

Landlord’s Indemnification. Landlord shall defendindemnify, indemnify defend and hold harmless Tenant from for, from, against and against regarding any and all claims arising out of any activityclaim or liability for bodily injury, work or things donedeath, or permitted damage to the tangible property of third parties to the extent caused by the negligence or willful misconduct of Landlord or its employees, agents or contractors or any failure by Landlord in or about to perform any obligation under this Lease. In the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless event any action is brought against Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense by reason of any such claim claim, Landlord shall resist or any defend such action or proceeding brought thereonby counsel satisfactory to Tenant upon Tenant’s demand.

Landlord’s Indemnification. Landlord shall defendindemnify, indemnify defend and --------------------------- hold Tenant harmless Tenant from all losses, liabilities, costs, expenses, and against any and all claims arising out of any activity, work or things done, or permitted by Landlord in or about for bodily injury to persons occurring within the Common Areas common areas of the Building or upon the Common Areas of Property to the Project and extent caused by or resulting from Landlord's gross negligence or willful misconduct. Notwithstanding the foregoing, Landlord shall further not be required to indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of for any such claim or any action or proceeding brought thereoncovered by Tenant's indemnity above.

Landlord’s Indemnification. Landlord shall defend, indemnify and hold harmless Tenant from and against any and all claims arising out Claims incurred by Tenant to the extent caused by the negligence or willful misconduct of any activity, work Landlord or things done, other Landlord Party or permitted a breach of this Lease by Landlord and not covered by the insurance required to be carried by Tenant hereunder or otherwise covered by Tenant’s indemnity obligations set forth in or about the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereonSection 10.1.1 above.

Landlord’s Indemnification. Landlord Landlord, at its sole cost, shall defend, indemnify and hold harmless defend Tenant from and against any and all claims action, claim, damages, losses or liabilities of any nature whatsoever, arising out of the restoration, legally caused by any activityact or omission of Landlord, work or things doneLandlord's agents, employees, or permitted by Landlord in or about contractors, during the Common Areas period of construction of the Building or restoration, including, without limiting the Common Areas generality of the Project and shall further indemnify and hold harmless Tenant from and against all costsforegoing, reasonable attorney’s fees, expenses and liabilities incurred in the defense bodily injury or property damage of any such claim or any action or proceeding brought thereonperson.

Landlord’s Indemnification. Landlord shall defendindemnify, indemnify defend (with counsel reasonably acceptable to Landlord) and hold harmless Tenant and its officers, directors, partners, shareholders, members and employees from and against any and all claims Claims arising out of any activity, work or things done, or permitted the release of Hazardous Materials at the Project to the extent caused by Landlord in or about the Common Areas of the Building or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereonLandlord Parties.

Landlord shall defend, indemnify and hold Tenant harmless Tenant from and against any and all claims arising out claims, loss, liability, costs, expenses or damage, including reasonable attorneys' fees and costs of remediation, incurred by Tenant as a result of any activity, work Hazardous Substances existing on or things done, in the Leased Premises or permitted by Landlord in or about the Common Areas of the Building prior to the Commencement Date, except to extent caused by or the Common Areas of the Project and shall further indemnify and hold harmless Tenant from and against all costs, reasonable attorney’s fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereonexacerbated by Tenant.
