Inspection and Inventory. Resident warrants that the rented Premises are hereby accepted as being in good and safe condition and in its current state of cleanliness, together with all furnishings, unless a written exception is delivered to Landlord within three (3) business days after moving into the Premises. Only those items included in the written exception shall be accepted as defective, missing, or in need of remedial action. The absence of such notice shall be conclusive proof that there was no defective or hazardous equipment or conditions existing as of the start of residency. An inspection and inventory record has been provided for the purpose of documenting any defects as well as description of appliances and personal property located on the premises. This will establish a base line condition of the property and the property inventory for which the Residents will be held accountable. Time is of the essence in returning this form, however, time limits are waived for dangerous or deteriorating situations such as any sign of termites, loose electrical or gas connections, gas leakage, landscaping which slopes towards the foundation, or gutters which do not drain properly. These should be reported anytime they are observed.

Inspection and Inventory. An inspection and inventory of the property, furniture and fittings will be made jointly at the beginning and end of each rental by the owner (or his representative) and the tenant. If it is not possible for this to be carried out on arrival, the tenant has seventy-two hours to check the given inventory and inform the owner of any discrepancies. After this time it is considered that the tenant took possession of the property as described and in good condition. At the end of the rental period an obligatory inspection and inventory check must be made. The tenant accepts that this may be carried out by the owner or by his appointed representative, who must have the owner’s written consent. If any damage or missing inventory is noted, the owner must inform the tenant within eight days.

In the absence of removal by the Lessee Government, title to any such alterations or additions shall vest in the Lessor Government.
