In no event shall Landlord be required to disburse any portion of the Initial Allowance more than one time per month. Notwithstanding anything herein to the contrary, Landlord shall not be obligated to disburse any portion of the Initial Allowance during the continuance of a default under the Lease (or as to a default described under Section 9.1(h) of the Lease, only, beyond any applicable notice and cure period), and Landlord\u2019s obligation to disburse shall only resume when and if such default is cured.
