Increases in Rates. The Lessee shall not do or omit or permit to be done or omitted upon the Leased Premises anything which shall cause any rate of insurance upon the Building or any part thereof to be increased or cause insurance to the cancelled. If any such rate of insurance shall be increased as aforesaid, the Lessee shall pay to the Lessor an amount of increase as Additional Rent. If any insurance policy upon the Building or any part thereof is cancelled or threatened to be cancelled by reason of the use or occupancy by the Lessee or any act or omission as aforesaid, the Lessee shall forthwith remedy or rectify such use, occupation, act or omission upon being requested to do so by the Lessor, and if the Lessee fails to remedy or rectify, the Lessor may at its option terminate this Lease forthwith and the Lessee shall immediately deliver up possession of the Leased Premises to the Lessor.
Increases in Rates. With respect to any increase in ------------------ the Rates, Borrower must notify Agent of any change in the Rates as a result of a change in the Debt to Capitalization Ratio. Any such increase in the Rates shall become effective on the fifth Business Day following the date on which such notice is given to Agent or Lenders otherwise become aware of such a change in the Debt to Capitalization Ratio; provided that with respect to Eurodollar Loans, such increase shall apply only to Eurodollar Loans made, continued or converted after such effective date."
Increases in Rates. The tenant will not permit or omit or do anything which might result in an increase in the cost of insurance of the landlord or which might result in an actual or threatened cancellation of, or adverse change in, any insurance policy of the landlord. If any rate of insurance shall be increased as aforesaid, the Tenant shall pay to the landlord the amount of the increase forthwith upon demand. If any insurance policy of the landlord is cancelled or threatened to be cancelled by reason of the use or occupancy of the premises by the tenant or any act or omission of the tenant, the tenant shall forthwith remedy or rectify such use, occupation, act or omission forthwith upon being requested to do so in writing by the landlord. If the tenant shall fail to so remedy or rectify, the landlord may, at its option, but shall not be obligated to, do so at the tenant’s cost or terminate this lease.
Increases in Rates. The Tenant will not do or omit or permit to be done or omitted upon the Premises anything out of the ordinary course of prudent business practices which will cause the insurance rates applicable to the Building or any part thereof to be materially increased or cause such insurance to be cancelled. If such insurance rates are increased as aforesaid, the Tenant will pay to the Landlord the amount of the increase as Additional Rent. If any insurance policy upon the Building or any part thereof is cancelled or threatened to be cancelled because of the use or occupancy by the Tenant or any act or omission as aforesaid, the Tenant will forthwith remedy or rectify such use, occupation, act or omission upon being requested to do so in writing by the Landlord should Tenant fall to rectify, within fifteen (15) days or such other shorter delay requested by Landlord’s insurance or without notice in the case of an emergency, the Landlord shall have the right, but not the obligation, to enter the Premises, without any liability to the Tenant save for gross negligence of Landlord or those for whom it is responsible in law in so doing, and do what needs to be done to correct the situation, the whole subject to the Landlord’s other rights and recourses.
Increases in Rates. The Licensee shall not do, or permit to be done upon or within the Licensed Premises any act, occurrence, omission or thing which shall cause any rate of Town insurance upon the Licensed Premises or any part thereof to be increased or cause any insurance policy to be cancelled. If any such rate of Town insurance shall be increased as aforesaid, the Licensee shall pay to the Town the amount of the increase on demand. If any insurance policy upon the Licensed Premises or any part thereof is cancelled or threatened to be cancelled by reason of or any act, occurrence, omission or thing by the Licensee, the Licensee shall forthwith advise the Town and remedy or rectify such act, occurrence, omission or thing, as required.
Increases in Rates. If, for any reason directly attributable to Tenant’s use of the Leased Premises, the premiums on any insurance carried by Landlord shall be increased, any increase attributable to ▇▇▇▇▇▇’s use shall be paid by Tenant to Landlord as additional rent, on demand by Landlord.
Increases in Rates refunds a. The Service Provider reserves the right to increase applicable rates in the event of any increase in the cost of bandwidth or any other facility provided by an upstream service provider. The service provider will notify the Subscriber of such increase in writing, as soon as reasonably possible, upon receiving the approval from ICASA of such increases. b. The Service Provider reserves the right to amend subscription rates at its discretion and such amended rates shall be effective thirty days after notification of the amendment is communicated to the Subscriber. c. There will be no refunds of subscriptions already paid to the Service Provider.
